True Cash and Taxable Values

Please Explain the Reason for this Appeal:

The 2026 Assessed Value (AV) and Taxable Value (TV) assigned to the subject property are excessive and do not accurately reflect its True Cash Value (TCV).

Comparable properties in the immediate area, including 5251 Lafontaine, are assessed at significantly lower levels despite possessing similar or superior

characteristics. In particular, 5251 Lafontaine contains approximately 9,855 square feet of land, substantially larger than the subject property's approximately

5,951 square feet, yet the assessed values remain comparable. This disparity demonstrates that the current assessment of the subject property is not uniform and

exceeds market-supported levels. Additionally, the condition of the subject property should be adjusted to "Fair" to more accurately reflect its physical condition.

Given the lower assessments assigned to comparable neighboring parcels, an adjustment to both AV and TV is warranted to ensure equitable and uniform

taxation.

Given the lower assessments assigned to comparable neighboring parcels, an adjustment to both AV and TV is warranted to ensure equitable and uniform

taxation.
