True Cash and Taxable Values
Please Explain the Reason for this Appeal:
Newly constructed house is similarly situated with other homes built {simitar style 2-story colonial 4-bedroom, 2.5 baths, etc} in the same neighborhood by the
same builder in the same time frame, and the price that was it sold for when completed in 2025 was $490,065, much less than what the City assessed it for
$530,200 {SEV $265,100}. Even that price included additionat charges which do not necessarily equate to higher market value. Similar homes were assessed for
values ranging from $231,000 to $234,000 {SEV) which is equivalent to $462,000 to $468,000 true cash or market value. The assessed, taxed, and SEV should be
closer to that range $231,000 to $234,000 as shown by similar homes provided as exhibits.

Box 30232 Lansing, MI 48909 Parcel ID: 10-10-35-128-088 12285 Muirland Drive, Sterling Heights, MI Re: Appeal of Board of Review Decision, Property Tax Assessment To Whom It May Concern, In regard to my recent petition to the City of Sterling Heights Board of Review, and their decision (copies of which are attached as Exhibits B and C), I wish to submit this appeal to the Michigan Tax Tribunal, for a reassessment of the property value of the above-listed property. I am protesting this assessment, as it is not supported by the sales price of my home and other similar-situated homes in the nearby neighborhood, nor the assessed values of these other homes. The City of Sterling Heights is claiming that the assessed, taxable, and state equalized values (SEV) of the property listed above as $265,100 (SEV), which is the claimed cash value equivalent of $530,200, Exhibit A. Assessed values (and taxable values) must be done in an equitable manner in comparison to similarly situated houses in the city. The actual value of my home is much less as provided by both the sale price and comparable homes sold in the nearby area. My house is located ina subdivision of newly constructed homes, the majority of which were built by the same builder, Maple Woods Homes LLC and its related entity, Maple Woods of Sterling Heights, LLC (“Maple Woods”). We signed the purchase agreement to build the home on 10/16/2024, and closed on the above property (which was empty land) on 11/20/2024, and the construction of the house was completed with the certificate of occupancy on 10/22/2025. Copies of the purchase agreement, construction agreement, and certificate of occupancy are also attached, Exhibits D, F, and G. The builder, Maple Woods, sold the land for $80,000 and constructed the home for included additional charges

Copies of the purchase agreement, construction agreement, and certificate of occupancy are also attached, Exhibits D, F, and G. The builder, Maple Woods, sold the land for $80,000 and constructed the home for approximately $410,0065, for a total price of $490,065. Even that price included additional charges (Exhibit F) which do not necessarily equate to higher market value. Similar homes were assessed for values ranging from $231,000 to $234,00 (SEV) which is equivalent to $462,000 to $468,000 true cash or market value. I have attached copies of the builder purchase agreement, Exhibit D (stating $80,000 for the empty lot), the City of Sterling Heights BSA website, Exhibit E (stating the purchase of the property $80,000), the builder’s construction amendment, Exhibit F (stating the construction price
Page 2
(2) 12285 MUIRLAND DRIVE, STERLING HEIGHTS, MI 48312 duniatuhafi@gmail.com Phone: (586) 420-0885 was $410,065), and the bank loan mortgage statement, redacted for privacy, Exhibit H (stating the price of the completed home as $490,065). As can be seen on the 2026 City of Sterling Heights Notice of Assessment, Exbibit A, the taxable, assessed, and state equalized value (SEV) for 2025 was $39,100, which would be consistent (times two equals $78,200) with the purchase price of $80,000. A similar assessment closely similar to the purchase of the property, after the construction would be closer to $240,000, not $265,100 as the City claims. The City is aware of the similarly situated homes that were built and sold about the same time, since their records clearly document these facts. Other similarly situated homes were assessed for much less, ranging around $231,000 to $234,000. Using data provided by the City, I have attached summary information printouts of these homes and the relevant data used to compare them with my home. (1) 12285 MUIRLAND DRIVE, STERLING HEIGHTS, MI 48312 duniatuhafi@gmail.com Phone: (586) 420-0885 May 26, 2026 Michigan Tax Tribunal P.O. My house is located in a subdivision of newly constructed homes, the majority of which were built by the same builder, Maple Woods Homes LLC and its related entity, Maple Woods of Sterling Heights, LLC (“Maple Woods”).
