MTT Docket No. 26-000937

ORDER OF PARTIAL DISMISSAL

The Tribunal has reviewed the file in the above-captioned case and finds that Petitioner

is appealing assessments for prior tax years and the Tribunal has no authority over

those assessments under MCL 205.735a, as the petition was not timely filed.1 Further,

the Tribunal also has no authority over those assessments, as the facts alleged do not

establish that the assessments were the result of a clerical error (i.e., “an error of a

transpositional, typographical, or mathematical nature”) or a mutual mistake of fact (i.e.,

“an erroneous belief, which is shared and relied on by both parties”).2 Rather, the facts

alleged indicate a valuation dispute that does not involve the correction of a clerical

error or mutual mistake of fact. Therefore,

IT IS ORDERED that Petitioner’s assessment appeal is PARTIALLY DISMISSED. The

appeal shall continue for the 2026 tax year(s) only.

Based on recent home sales and current listings for comparable homes in my area,

My Board of Review hearing assessed value is $212,600, which is an increase of $47,500 (my neighbor

only went up $11,000).

| find it ironic that the BOR used the same amount as Zillow for my appeal.

Everyone should know that reaitors and listing parties all use the highest amount, not fair market value.

|

find the BOR review to be too high and request a lower tax.

2025. Assessed previous value at that time was, $164,900. When I purchased the home it was assessed at $405,000. 90% of the trees on my lot suffered

substantial or total destruction. Approximately 20 trees had to be cut down and removed. There are still damaged trees on this lot as well as throughout the

neighborhood. Your current notice has an assessed value of $221,000 and an increase of $55,200. My neighbors assessment only went up $11,000. His how is

twice the size of mine. Also there are 2 current listings that are larger homes and listed below $360,000. I believe the current assessment is unreasonable and

extremely high. I am requesting you lower my assessment to a reasonable amount that is based on current market conditions and comparison home values.

Based on recent home sales and current listings for comparable homes (documents will be uploaded), the valuation is too high. M home is a 3 bedroom, 2 bath

with attached 2 car garage and an unfinished basement. It has 1513 square feet of finished living area and is on a 0.67 acre lot. I purchased this home in March of

2025. Assessed previous value at that time was, $164,900. When I purchased the home it was assessed at $405,000. 90% of the trees on my lot suffered
