Michigan Tax Tribunal

Small Claims Division

P.O. Box 30232

Lansing, MI 48909

Re: Letter of Appeal - Small Claims Division

Property Address: 321 North Colonial St., Zeeland, MI 49464

Parcel Number: 70-16-13-426-016

Local Unit: City of Zeeland, Ottawa County, Michigan

Tax Year: 2026

To the Michigan Tax Tribunal:

I am writing to appeal the 2026 assessed value, taxable value, and state equalized value of the above-referenced

property, currently set at $172,500 each, as determined by the City of Zeeland March Board of Review. I appeared

before the Zeeland March Board of Review, which reduced the value from its original tentative figure but did not

reduce it to a level I believe accurately reflects the property's true cash value.

The property was purchased in an arm's-length transaction on November 10, 2025 for $338,000. The sellers created

an auction environment requiring offers by a “no later than (date)”. Under these circumstances, many bids were

entered, and the sellers took our offer, which was the highest. As the top offer, this reflects the property’s true and

fair market value.

Half of the $338,000 purchase price is $169,000, which I believe is a more accurate reflection of the property's

assessed value, taxable value, and state equalized value than the Board of Review's current figure of $172,500.

I am requesting that the Tribunal reduce the assessed value, taxable value, and state equalized value of this property

to $169,000 for the 2026 tax year.

In support of this appeal, I have enclosed the following:

1. Copy of the executed purchase agreement/closing statement showing a purchase price of $338,000

2. The Zeeland Board of Review decision notice

3. Comparable sales data and appraisals

This property is my principal residence and carries a Principal Residence Exemption. Please let me know if any

additional information is required.

Sincerely,

The Board of Review's assessment exceeds the fair market value of the property based on our recent purchase price of the home, and based on recent

comparable sales in the neighborhood. The property was purchased in an arm's-length transaction on November 10, 2025 for $338,000. The sellers created an

auction environment requiring offers by a “no later than (date)”. Under these circumstances, many bids were entered, and the sellers took our offer, which was
