Check which of the following you are appealing: (check all that apply)

True Cash and Taxable Values

Uncapping of Taxable Value

Please Explain the Reason for this Appeal:

AV and TV of $251,700 for 2026 are excessive and do not reflect true cash value (TCV). TV is also improperly uncapped. The May 1, 2023 recorded land contract,

not the June 6, 2024 warranty deed that merely discharged it, is the transfer of ownership under MCL 211.27a. The deed was not a second, independent transfer,

and TV should be capped — not uncapped to SEV — for 2026.

Comparable sales of similarly situated Boston-Edison/Joy Farm homes on Longfellow and Edison Streets (2024–2025) range from $305,000 to $537,000, median

approximately $397,250. Market data supports a TCV of $385,000, not $503,400.

Neighboring parcels on the same block (2500, 1971, 2031, and 2001 Longfellow) carry lower AV than the subject despite comparable size, subdivision, and

historic-district status, contrary to the uniform taxation requirement of Const 1963, art 9, §3.

Property must be classified Class BC, not Class B; the current grade overstates construction quality and inflates the cost-approach value.

Relief requested: TCV set at $385,000; AV and TV reduced to $192,500; TV recalculated under MCL 211.27a to correct the uncapping error described above.

Please adjust.
