Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

Property is assessed in excess of 50% of market value.

The attached Notice of Assessment received from the Bedford Township Assessor stated letter appeals must be received in office by March 11, 2025. Since this

date was obviously incorrect, I called the Bedford Township Assessing Department on March 2, 2026 who informed me only the year was incorrect and the due date

for letter appeals was 5:00 p.m. on March 11, 2026. Even though I submitted my appeal by the deadline instructed by the Bedford Township Assessing Department,

the assessor reported the Board of Review adjourned on March 10, 2026 without hearing my appeal and instructed me to appeal to the Michigan Tax Tribunal.

Please note I excluded the property at 4110 W Temperance Rd from the comparable sales report as it occurred in 2026 and cannot be counted. This changed the

average selling price from $28,500 to $34,667.

No

Are you appealing ONLY the denial of a Poverty Exemption?

No

If you answered yes to either or both of these questions, you are not required to pay any filing fees.

The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the

highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being

appealed, not to exceed a total filing fee of $1,000.

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

* Plus $25.00 for each additional parcel, as indicated above.

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the appeal does not qualify for

Small Claims. Therefore, an Entire Tribunal petition must be filed.

ameyaard@bedfordmi.org

Subject: Appeal of 2026 Notice of Assessment – Parcel Number 58 02 016 018 00

Dear Members of the Board of Review,

I am writing to formally appeal the 2026 Notice of Assessment for my property located at 9750

Douglas Rd, Temperance, MI 48182. When I spoke with Theresa in the Assessing Department last

week, she reported in Michigan property is assessed at 50% of true cash (market) value. The

current assessed value of $30,700 does not accurately reflect the fair market value of this vacant

lot.

My husband and I paid $48,000 for the property on 09/19/2025. Based on my realtor’s research of

comparable sales in Bedford Township within the past 24 months, similar properties have sold for

an average of $28,500, which is significantly lower than the value used in my assessment.

Additionally, I hope you will consider the condition of this property as it requires a significant

amount of work to make it functional, which reduces its value. The lot has an improperly

abandoned septic tank, is uneven, has several large holes, and the back half of it is overgrown with

brush, has several downed trees, and numerous metal fence posts which need to be removed. The

cost to mitigate these issues is $6,699.

I have enclosed the following documentation to support my appeal:

•

Property Transfer Affidavit showing the 09/19/2025 purchase price

•

A comparative market analysis report with sale dates and prices

•

A photograph showing the condition of the property

•

Estimates from contractors to perform the work required to make the property usable

I respectfully request that the Board review this evidence and adjust my property’s assessed value

to more accurately reflect its true market value.

Thank you for your time and consideration. I look forward

Section 6: Jurisdictional Issues

If Yes, check which BOR you attended AND upload the BOR decision:

If improved property, for what use was the property designed?

Fee Information

Does the subject property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition?

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $125.00

$100,000.01 to $500,000.00 $200.00

$Over $500,000.00 $300.00

If your property is NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is: Filing Fee is:

$100,000.00 and under $250.00

* Plus $25.00 for each additional parcel, as indicated above.

If your property is NOT residential property and the State Equalized Value or Taxable Value in contention is $100,000.01 or greater the appeal does not qualify for

Small Claims. Therefore, an Entire Tribunal petition must be filed.
