Judgment. Visit the Tribunal’s ADR webpage for more information.

NOTE: The parties may not request an informal settlement conference to discuss an

appeal of a principal residence exemption that was denied by either the Michigan

Department of Treasury or a County. Also, state taxes levied by the Michigan

Department of Treasury, such as income taxes, are not subject to the informal

settlement conference process.

Section 5: Explain the Reason for this Appeal

The Board Of Review revised assessment (430,000) stili does not represent the true

market value of my home.

1. The property sold in Sep, 2025 for $700,000 in an arm's-length transaction

2. The property sold in Jan,2026 for $775,000 in an arm's-length transaction

(Both transactions were not distressed and property had months of market exposure)

3. Multiple automated valuation models (Zitlow, Redfin, Realtor, Bank of America, PHH

Mortgage) yield an estimated avearge value of $817,331

4. A Licensed independent appraisal completed for financing, valued the property at

$825,000 (Dec, 2025)

5. The closest comparator is: 271 Greenan Ln, Lake Orion, 48362.

Listed for $845,000

and sold for $842,500 after months on the Market, when adjusted for square footage,

updates (>200K), and year built, yield an equivelant value of $818,729

Based on the above, the revised assessed market value over states the property's true

cash value; therefore,

| respectfully request the assessment be adjusted to reflect the

market data of $818,000 (SEV=$409,000)

Thanks you for your time and consideration.
