The Michigan Rules of Evidence and the Michigan Court Rules may be applicable. Parties are expected to exercise proper respect and courtesy toward other parties, witnesses, and administrative law judges, which includes attending the hearing on time, silencing cell phones, and choosing a quiet, private location to participate in the hearing to limit distractions and ensure minimal background noise. The hearing may be recorded for notetaking purposes, but the recording is not a formal record, unless otherwise provided for by the Tribunal. REPRESENTATION: You may have an attorney or anyone else of your choice represent you at the hearing. The Tribunal does not recommend or appoint representatives for you and will not pay for your representative. WITNESSES: You may have anyone join you at the hearing to speak in support of your case. However, the time to present your case is limited and additional time may not be provided to accommodate witness testimony. The documents do not need to be resubmitted after the Notice of Hearing if they were previously submitted to the Tribunal and the opposing party in this case. INCLUSION OF SUBSEQUENT TAX YEARS: Subsequent tax year assessments are automatically included in valuation appeals once the assessment has been established for that tax year. For purposes of administrative efficiency, the Tribunal considers this date April 1st. As such, the parties should submit documentation and be prepared to discuss subsequent tax year assessments at hearings to be conducted on or after April 1st in a subsequent year. Section 5: Explain the Reason for this Appeal
In 2021, My home was 1894 sft and the taxable value was $106,590 and my next door house was 2224 sft and taxable value
was approximately $106,900.
After doing and addition to my home in to make the total square footage of my to be 2245 sft,
the 2025 taxable value has been increased to $155,370 and the neighbors is $125,885.
| am using my neighbors house as a
comparison because they were built in similar years, location and size. The township reduced my taxable value to $63,730 in
2022 while
| added the addition to my house and are now reassessing it this year. While my addition did add value to the
house, it did not add taxable value as the taxable value has been too high for a number of years prior to my addition so
| have
been over paying in property taxes for years.
| understand that the prior year taxable value can not be appealed and that is
not what is being asked.
The other mistake that the township made is that the addition did not add the taxable value of $30,000 ($60,000 Actual Cash
Value) when compared to the next door neighbor's house. They added $30,000 based on the value of the addition to get to
the same square footage. They didn't take into account that there would have been a value to additional square footage
|
added if it already existed when comparing the 2 houses.
So if the 300 sft addition added $30,000 in taxable vaiue only a
portion of that would increase my taxable value above my neighbors as being new construction because there would have
been a value if the addition was already there.
| am asking for my taxable value to be in line with my neighbors that has the
similar size and location.
| also purchased my house prior to my neighbor so my taxes should have been lower. Adjustments
made after the 2008 market reduction have put me at a disadvantage as
| have been over paying since the adjustments.
Please see the attached breakdown of the comparable costs. There are a few methods to determine the taxable value but this
shows the townships method was flawed.

So if the 300 sft addition added $30,000 in taxable vaiue only a
