Re: ~~ Written Appeal of Property Taxes to March Board of Review — Parcel: 24-01-16-25-327-110

 Dear March Board of Review:

My Firm represents Fox’s Mackinaw City LLC, the owner of the real property located at 4966 Monarch

Way, Petoskey, Michigan 49770 with Parcel ID# 24-01-16-25-327-110 (“the Property”). As indicated in

the attached Petition, my client believes the Property is significantly over assessed. The structure on the

Property amounts to a big garage with three bedrooms designed for parking an RV. Nor does the Property

have significant land as it is only 1.19 acres in size. The Property is currently being assessed dramatically

higher than any neighboring and similar properties. No appraisal can support such a high assessment.

Please accept this written Petition in lieu of an in-person appeal. Please send your decision to the

undersigned at 5195 Hampton Place, Saginaw, Michigan 48604, Attn: Andrew J. Balzer.

 Sincerely,

 SHINNERS & COOK, P.C.

REASON FOR PROTEST

State reason(s) for protest of assessed value and/or the tentative taxable value and/or taxable status and/or classification and/or qualified agricultural property exemption

A true cash value of more than $2,700,000 is unrealistic based on the simplicity of the property being appealed. It is

essentially a big garage with three bedrooms, designed to allow RV parking. Further, the property is only 1.19 acres in

size. The property is assessed significantly higher than any neighboring properties. Neither an assessment nor an

appraisal can support such a high valuation. Petitioner swapped land with another property owner, and little to no

 money changed hands.
