The Tyrone Township board deemed my property value to be “Fair and Equitable", assigning a Tentative Taxable Value of 373,994. This value does not

accurately reflect the current market value for this property. Based on our research and supporting evidence, including recent comparable home sales in the

area, the correct value of our home appears to be $634,000. This figure is derived from the average of online real estate evaluations by Redfin, Zillow,

Realtor and Homes.com, with comparable sales indicating similar results. The property was purchased by a defaulting builder for $300,000, with an additional

$275,000 spent to complete it in the fall of 2024, totaling $575,000. Located in a rural area on an unimproved dirt road without sewer, water, sidewalks, or

other infrastructure, the property’s comparables presented to the township board included:

Recent Sold Comparables:

11290 Faussett Rd, sold 06/06/2025 $580,000

7312 Linden Rd, sold 06/02/2025 $533,403

* Plus $25.00 for each additional parcel, as indicated above.

If the property is NOT residential property and the State Equalized Value or Taxable Value in dispute is $100,000.01 or greater the

appeal does not qualify for Small Claims. Therefore, an Entire Tribunal petition must be filed.
