I respectfully appeal the current assessed value and State Equalized Value (SEV) of the subject property - 22727 Foxmoor Dr, Novi, MI 48374 - because the

valuation does not accurately reflect the property’s present condition or its value relative to comparable properties within the neighborhood.

A review of similarly situated properties indicates that the subject property is assessed significantly higher based on several relevant valuation metrics, including:

- Assessed value per square foot compared with similar neighboring properties;

- Percentage increase in assessed value over the past several years compared with similar properties; and

- Assessed value per square foot of comparable properties that have recently sold.

Based on these comparisons, the subject property’s assessment appears excessive and inconsistent with the assessments and recent market data for comparable

properties. In addition, the current assessment does not adequately account for the age, deterioration, and required repairs associated with several major

components of the property, including:

- The siding is deteriorating and requires substantial repair or replacement.

- The approximately 30-year-old flooring is worn and uneven.

- The windows are old and require replacement.

- The approximately 20-year-old roof is nearing the end of its expected useful life.

- The deck has sustained significant damage from carpenter ants and carpenter bees and requires major repair or replacement.

- The backyard creek has not been adequately maintained by the city, adversely affecting the property’s condition, usability, enjoyment, and overall marketability.

** Additional documents to support my claim are attached

For these reasons, the current assessed value and SEV do not fairly represent the property’s actual condition or its value in relation to comparable properties. I

respectfully request that the assessment be reviewed and reduced to a fair and equitable amount supported by the comparable-property data and the

documented condition of the property.
