Section 5: Explain the Reason for this Appeal
Under Michigan law, True Cash Value is defined as the usual selling price of the property. A recent arm's-length transaction is the most reliable
indicator of that value. The assessment should reflect this, with appropriate consideration for the property's negative characteristics.
Based on the purchase price of $240,000, a reasonable State Equalized Value (SEV) would be approximately $120,000, subject to adjustment based on)
the property's specific impairments. The cument assessed value of $216,100 is excessive and not supported by market evidence.
Several factors negatively impact the property's market value, which
| believe should be considered in assessing.
1. The property Is not currently allowed to connect to the municipal water line that runs in front of property. The existing well produces water with an
unpleasant odor, which limits usability.
2. Consumers nero has installed high voltage lines through The Center of The property and along the back property fine, which further impacts value
and marketabllity.
3, The property was listed for over a year, and the sale price reflects Real market value under these conditions. Additionally, the home was purchased
with my retirement funds through an I'R A highlighting the financial importance of an accurate assessment.
Given these factors,
| respectfully request that The Michigan Tax Tribunal consider
d reassessment of The property's taxable value fo reflect the
property's aclual market conditions, age, structural limitaltons, and encumbrances.
| dm Happy to provide phalographs, to support this appeal.
