Chur Office was contracted 10 List for sale the abave mention property by the previous

owner. We were not the first company the owner had the home on the market with. the

seller had fired that company because people wha came to view the home usually left

shorty after entering the front door. The smell was horrific duc to the animals and many

years of heavy nick teen lingering yet inthe air.

The home also contained a lot of

clutter/debris and deferred maintenance throughout the house. garage and bam.

Using the seller's price to start at $212,900, shawing activity started right away.

Feedback after the showings were not on the positive side. "Too high of price for the

amount of work needed for the asking price” was the overall comment. Other comments

were Oil furnace and no natural gas, no front garage door (the opening had been boarded

up).

To repair it meant more than replacing a garage door but the whole [rant ol the

garage needed to be rebuilt.

2 prospective buyers [elt the barn out back needed to be torn

down or as least the roof torn off and replaced.

]

After the first 30 days on the market the seller consented to adjusting the price

downward in increments of $5,000 1 $10,000. Over the next 5 months,

1 written otter,

and

2 verbal offers were offered. The 2 different verbal offers were by builders who

)

would not go more than $100,000 knowing that they would be investing another $75.000

to $100,000 was needed to complete the renovations appealing to most buyers.

We

did everything we could te market this property. Over 30 showings and 3 price
