BROWN, DPA DIRECTOR 2 of 3 The local assessing unit miscalculated the uncapping of Taxable Value following the open-market acquisition of 315 Mill St ($216,000.00 purchase price per certified ALTA statement). Under Article IX, Section 3 of the Michigan Constitution and MCL § 211.27a, the property's State Equalized Value (SEV) and Taxable Value (TV) cannot exceed 50% of True Cash Value ($108,000.00). The city erroneously set the Taxable Value at $125,600.00, resulting in an illegal $17,600.00 over- assessment for tax years 2025 and 2026.
