Peter

I got the FOIA request for Meldrum Street. I receive many calls on Meldrum Street.  Lots of problems and bad choices.

It starts on January 28, 1950, with the recording of the Munson Subdivision Plat.  For some reason, the developer was permitt

dedicate ½ of the ROW for Meldrum Street (30 feet).  In addition, the plat says: “and that the streets and alleys as shown on s

plat are now being used for such purposes”.  In most cases the plat would say the roads and alleys are “dedicated to the public

such purposes.

It is likely that the developer was permitted to dedicate the 30-foot ROW for Meldrum under the assumption that the land to th

south would also be developed with another subdivision and that developer would dedicate the other 30-foot ROW for Meldru

brining it to the minimum 60-foot ROW required for subdivision streets.

The portion of Meldrum Street created by the Munson Subdivision would be the northerly 30-foot ROW.

It is noted that, in most cases, we do not certify subdivision streets with a ROW of less than 60 feet.

As to the southerly 30-foot ROW for Meldrum Street:

Jump forward to 1988 and Chesterfield Township approves the master deed for the Riverpointe Condominiums.  In the master

deed, Meldrum street is identified as 60 foot in width and “private”.  By approving this site plan with Meldrum being a privat

street, the Township has ensured that the north 30 feet of Meldrum Street will never be certified as public since it does not me

60-foot ROW minimum requirements.

It also sets up a horrible situation where the residents along Meldrum Street in the Munson Subdivision are using the private

portion of Meldrum Street in the Riverpointe Condominiums to gain access to their homes.  Meldrum Street in the condos is

private, and it takes on extra wear and tear from people who do not live in the condos.  The residents of Riverpointe pay HOA

that include costs for road repairs, and the residents of the Munson Subdivision are using their streets for free. Apparently, the

Township did not think about these issues when they approved the condominium site plan.
