SMALL CLAIMS DIVISION

Although the subject property of 323 N Grinnell St. is larger than many surrounding homes (approximately 2,566 square feet), its market value is influenced and

limited by the characteristics of the surrounding neighborhood, in addition to repairs needed to the home itself. Recent comparable sales in close proximity reflect

significantly smaller homes selling at lower overall price points. For example:

 • 315 N Grinnell St (approximately 1,326 sq ft) sold for $160,000

 • 326 N Grinnell St (approximately 1,395 sq ft) sold for $113,000

These properties are notably smaller yet establish the typical price range for the immediate area. When analyzed on a price-per-square-foot basis, these smaller

homes sold at approximately $110–$120 per square foot, while the subject property sold for approximately $72 per square foot ($186,000 ÷ 2,566 sq ft). This

reflects a well-established market principle that larger homes typically sell for less per square foot, particularly in neighborhoods where surrounding properties

are smaller and lower priced.

As a result, the surrounding market creates a ceiling effect on value. Buyers in this area are not paying substantially higher total prices for larger homes, despite

increased square footage.

This is directly reflected in the subject property’s recent arm’s-length purchase price of $186,000 on March 8, 2024, which represents its true market value after

full exposure to the open market for 180 days.

Also, there is significant water damage around the chimney in the lower level of the home, which was not present at the time of sale. The home also lacks central

air and heating; it has only a boiler heating system with radiators. These factors cause a decrease in the market value of the home as well.

Based on Michigan’s assessment standards, the assessed (SEV) value should approximate 50% of the true cash value. The current assessed value of $105,000

appears to exceed what is supported by both the recent purchase price and comparable neighborhood sales. Based on my recent arm’s-length purchase price of

$186,000, the implied assessed (SEV) value should be approximately $93,000. The current assessment exceeds this amount and does not reflect the property’s

true market value as supported by both the sale and comparable neighborhood data.

For these reasons, I respectfully request that the assessed value be adjusted to reflect the property’s actual market-supported value.

Thank you
