STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING MARLON I. BROWN, DPA DIRECTOR 2 of 3 REASON FOR APPEAL: I am formally appealing the 2026 Assessed Value (AV) of $90,400 determined by the City of Lansing March Board of Review for Parcel Number 33-01-05-04-302-131. Under Michigan law, a property’s Assessed Value must not exceed 50% of its True Cash Value (TCV). The city's current assessment establishes an implied TCV of $180,800 for this 792 sq. ft. property, establishing an excessive baseline of $228 per square foot. This valuation is unsupported by market activity within the immediate neighborhood.Market evidence demonstrates that significantly larger homes on my exact street and block are actively changing hands between $110,000 and $135,000 (e.g., 1014 W Northrup St sold for $120,000 on Feb 17, 2026, and 518 W Northrup St sold for $135,000). Furthermore, 701 W Northrup St sold for $66,500 on June 14, 2024, demonstrating a much lower localized market floor. Based on this market data, the true market value of 509 W Northrup St is no higher than $130,000. I respectfully request the Michigan Tax Tribunal to reduce the 2026 Assessed Value to $65,000 (50% of TCV). Jurisdictional Issues: Did you protest the assessment at a Board of Review? Yes If Yes, check which Board of Review you attended: March If No, please check the applicable reason(s): Year(s) Under Appeal: 2026 Valuation Information for Each Parcel under Appeal: Parcel Number: 33-01-05-04-302-131 Classification of Property: Real (check one) Residential (check one) Current Assessed Value as established by the Board of Review: 90400 Current Taxable Value as established by the Board of Review: 90400 What do you believe is the fair market value? 130000 Multiply the True Cash Value by .5 and enter here. This is your contention of Assessed Value. 65000 If you believe the Taxable Value differs from your contention of Assessed Value, enter your contention of Taxable Value. 65000
