STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING ORLENE HAWKS DIRECTOR Ypsilanti Michigan 48197 Taxing Authority (City or Township) Township Of Ypsilanti (WASHTENAW) County Washtenaw Section 4: Issues Being Appealed (check all that apply) Taxable Value Only (calculation), Uncapping of Taxable Value Section 5: Explain the Reason for this Appeal The sales price/FMV of the subject property was $199,013 as evidenced by the mortgage, the deed, and the Washtenaw County records. The SEV/taxable value ia $99,506.50 and taxes should be calculated accordingly. In December 2024, the taxing authority backdated the property tax calculation to include tax years 2020, 2021, 2022, 2023, and 2024 using the erroneously inflated SEV. Then the taxing authority back-dated interest charges for those tax years resulting in an additional $3,223.63 as follows: 2020 interest assessed = $1,153.63; 2021 interest assessed = $899.47; 2022 interest assessed = $642.02; 2023 interest assessed = $528.51. Although property taxes were paid in 2020, 2021, 2022, and 2023, it is unclear if those payments were applied when the taxing authority recalculated the taxes in December 2024. The property owner asks this body to take note that the taxing authority failed to timely process the Principal Residence Exemption Form 2368 despite receiving it in or before May 2024. Section 6: Jurisdictional Issues Year(s) you are appealing: 2020, 2021, 2022, 2023, and 2024 Did you protest the assessment at a Board of Review (BOR)? If improved property, how is the property currently being used? If improved property, for what use was the property designed? Fee Information Does the subject property have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition? No Are you appealing ONLY the denial of a Poverty Exemption? No If you answered yes to either or both of these questions, you are not required to pay any filing fees. The filing fee is based on the greater of the State Equalized Value or Taxable Value in contention. If you are appealing more than one parcel, the parcel with the highest State Equalized Value or Taxable Value in contention will be used to determine your filing fee, plus $25.00 will be added for each additional parcel being appealed, not to exceed a total filing fee of $1,000. If your property is residential property (see MCL 205.762) and the State Equalized Value or Taxable Value in contention is: Filing Fee is: $100,000.00 and under $125.00 $100,000.01 to $500,000.00 $200.00 $Over $500,000.00 $300.00 If your property is NOT residential property (see MCL 205.762) and the State Equalized Value or Taxable Value in contention is: Filing Fee is: $100,000.00 and under $250.00 * Plus $25.00 for each additional parcel, as indicated above.
