Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

Petitioner contends that the current assessments remain excessive and do not accurately reflect the subject property’s true cash value as of tax day, December 31,

2024.

In support of the appeal, Petitioner relies on an appraisal by a certified general real estate appraiser concluding that the subject property had a true cash value of

$315,000 as of December 31, 2024, and was in “poor condition,” requiring “an extreme amount of maintenance,” with portions deemed “dangerous” and structurally

unsound. (See attached Appraisal).

After taking possession of the property, Petitioner discovered additional latent defects that further impair the property’s value and utility, including: (a) two

inoperative residential heating oil tanks attached to the home, which required removal; (b) a dilapidated rear-yard shed, which must be demolished; (c) zonolite

vermiculite insulation in the attic, a hazardous material requiring costly abatement; and (d) a major pipe break located beneath the garage that is causing water

intrusion into the home and will require significant repair.

The subject property’s condition and the presence of these newly discovered defects materially reduce its market value beyond what was accounted for by the Board

of Review.
