Box 30232 Lansing, MI 48909 RE: Re-filing Property Tax Appeal — Docket #25 - 003 §p4 Parcel No: 64-006-320-018-00 Petitioner: Andrew Petersen Dear Tribunal Clerk, I'am re-submitting my property tax appeal petition, which I previously mailed prior to the July 31 deadline. Although my check was dated July 20, 2025, and successfully deposited on August 6,2025, I did not obtain a USPS postmark at the time of mailing. I also did not have the date written on my tax appeal petition form. I now understand that this resulted in my original petition being marked late. I have enclosed a completed appeal form, all supporting documentation, and the required $25 late fee check for processing. I respectfully ask that the Tribunal accept this petition and allow my appeal to proceed. Thank you for your consideration. Sincerely, Clr fir Andrew Petersen

Written Statement of Appeal — 2024 Property Tax Assessment Parcel ID: 64-006-320-018-00 Property Address: 713 N Golden Sands Dr, Mears, M1 49436 Petitioner: Andrew Petersen Type of Appeal: Small Claims — Written Hearing Requested Dear Michigan Tax Tribunal. I am submitting this written appeal of the 2025 property tax assessment for my home at 713 N Golden Sands Dr in Golden Township, Oceana County. [ respectfully request a written hearing in the Small Claims Division and offer the enclosed supporting documentation as evidence of substantial inequity in my property's valuation. My home is a 520 square foot, single-story structure built in 1956 on a 0.235-acre lakefront lot. It is the smallest lakefront home on the smallest lakefront lot in the Golden Sands I & 11 subdivisions — and likely in all of Golden Township. It is also the oldest home in the neighborhood. Despite these facts. my property's 2025 assessed value is $181,300. and my taxable value is $158,160 — assessments that arc equal to or greater than neighboring lakefront properties that are significantly larger, newer, or more developed. While my neighbor comparisons are based on the latest available 2024 assessment and tax data. they clearly show inequities in land value and total tax burden when compared to my smaller, older property. The inequity becomes clear when comparing my property to a few directly neighboring homes (2024 data): e493 N Lighthouse Dr - 1,020 sq [t home on a 0.514-acre lot (more than twice my lot size). Land assessment: $271,200 — $4,520 less than mine. 2024 tax: $7,553 — only 6% more than my 2024 tax of $7,123. e413 N Lighthouse Dr — 936 sq ft home on 0.539 acres (2.3x my lot size). Land assessment: $275,720 (same as mine). 2024 tax: $5,467 — $1,656 less than my 2024 tax. ° 693 N Golden Sands Dr — 1.621 sq Lt home on 0.332 acres. 2024 tax: $5,075 — $2,048 less than my 2024 tax, despite being three times the size. This property also includes a detached structure used as an office or accessory building, which does not appear to be captured in the reported improvements. (See Exhibit B.) Photos of these properties and my own are included as Exhibit B. and a complete property comparison table is provided in Exhibit A.
Page 14
[respectfully request a minimum 25% reduction to the 2025 taxable value of $158,160. resulting in a revised taxable value of no more than $118,620. This reduction would bring my property’s burden into alignment with those of comparable homes and reflect a more just assessment. For reference, I have included my original appeal letter submitted to the Golden Township Board of Review (Exhibit C). This document contains the same comparable property analysis (now updated as Exhibit A) and demonstrates the consistency and thoroughness of my case. | respectfully ask the Tribunal to consider this letter as additional supporting context. Thank you for your time and consideration. | am available to provide additional documentation if requested and welcome your review of the enclosed materials. Sincerely, Cle Poke Andrew Petersen 935 N. Hoyne Ave Chicago 1. 60622 773-312-1158

A comparative analysis of similar properties within my subdivision and surrounding area demonstrates that my property has been significantly overvalued relative wits size, lot, and fair market value. Based on the dataa presented, [respectully request an adjustment to more accurately reflect an equitable assessment. 1. My Home is the Smallest in the Subdivision Yet Over-Assessed o My home is 520 square feet, considerably smaller than all comparable properties in the subdivision. o My lot size is 0.235 acres, making it one of the smallest in the area. Despite being the smallest home on the smallest lot. my land is assessed at $275,720. which is equal to or higher than significantly larger properties in the arca—an evident overvaluation. 2. Discrepancy with 709 N Golden Sands Dr (Neighboring Property) A clear example of over-assessment is 709 N Golden Sands Dr, a neighboring property with a significantly larger structure and lot, yet a nearly identical tax burden: o Home Size: 709 N Golden Sands Dr is 1,200 square feet —more than 130% larger than mine. s Lot Siz Their lotis 7.24% larger (0.252 acres vs. 0.235 acres). eo ‘Tax Burden: Their 2024 tax is $7,448. just 4.6% more than mine ($7,123), despite their home being more than twice as large and on a larger lot. o Assessment Discrepancy: Despite these significant differences, my land is valued at the exact same $275,720 as 709 N Golden Sands Dr—an inequitable and unjustifiable assessment. 3. Further Property Comparisons Reinforce Overvaluation 725 N Golden Sands Dr (Larger Home, Much Larger Lot, Lower Effective Tax Rate) o Home Size: 792 square feet (52% larger than mine). eo LotSize: 1.273 acres (more than 5.4 times larger). © 2024 Tax: $9,707 (only $2,584 more than mine despite vastly more property). eo Key Issue: My tax burden is disproportionately high given how little land and structure 1 own in comparison. 413 N Lighthouse Dr (Larger Home, Lower Tax Burden)

xhibiy C (2 : 6/16/25.2:09 PM EX b rH L Gmail - Appeal of 2025 Property Tax Assessment for 713 N Golden Sands Dr - 2024 Tax: $7,553. only 6% more than mine despite being nearly twice the size and on a lot more than twice as large. : e Land Value: $271,200. which is actually $4.520 less than my land assessment. despite having a lot more than twice as large. Tey a o Key Issue: If a home nearly double my size with a lot twice as large has a lower land assessment than mine. my valuation is clearly inflated beyond reason. : 4. Multi-Year Tax Trends Show Unjustified Increases e My property tax has increased 4.1% from 2023 to 2024 and 6.4% from 2022 to 2023. despite no major improvements to the home or 5 lot. e Over two years. my total assessment jumped from $139.300 to $165.500—2a 19% increase. . e In contrast. 709 N Golden Sands Dr saw the same 4.1% increase. despite ha ing significantly greater value. i 5. Additional Context: Smallest Lakefront Property in the Township o . e 713 N Golden Sands Dr is the smallest Lake Michigan frontage house on the smallest Lake Michigan lot in all of Golden Sands I or 11 and likely still the smallest in all of Golden Township. e Additionally. my home is the oldest in my subdivision since it was the first built. 5 ‘e e Many neighboring properties have decks or garages larger than my entire home. yet my assessed value remains disproportionately E high. a Request for Fair Adjustment % Based on these substantial discrepancies. I am requesting a minimum reduction of 30% from the 2024 taxable value of $153.405. bringing it to a maximum of $107,384. This aligns more closely with comparable properties and prevents my continued over-taxation. i I appreciate your time and consideration in reviewing this appeal and look forward to discussing it further if necessary. I have attached some of the data I have compiled from the township (and 122 where necessary). Please let me know if additional documentation or clarification is required. - Sincerely, B Andrew (and Ankica) Petersen “e 713_appeal_Data.png "i 967K
