Section 5: Explain the Reason for this Appeal

I am appealing the Assessed Value (AV) of my property at 10860 Duprey St, Detroit, MI 48224, as the current assessment does not accurately reflect its fair market

value.

The Assessor review lowered the Assessed Value to $25,300, however that is still high. I submitted my appeal for the Board of Review (BOR) and was denied. I

did not receive final decision letter from The Board of Review (BOR), however this is reflected on the property BS&A record online. I believe my Assessed Value

should be $19,000. Therefore, I am appealing to Michigan Tax Tribunal based on the factors noted below.

Grounds for Appeal:

1. Recent Purchase Price Confirms Overassessment

•

I purchased this property on January 3, 2024, for $38,000, a transaction that has been duly recorded by the city.

•

The 2025 State Equalized Value (SEV) is now adjusted to $25,300, which implies a market value of $50,600 (since SEV represents 50% of market

value).

•

This implied market value is significantly higher than the actual price I paid.

2. Comparable Sales Support a Lower SEV & AV

•

Recent comparable sales in the area indicate that similar properties have sold for amounts much closer to my purchase price:

o

10728 Duprey St, Detroit, MI 48224 – Sold on March 5, 2024 for $36,000.

o

12897 Riad St, Detroit, MI 48224 – Sold on June 21, 22024 for $36000

o

10711 Marne St, Detroit, MI 48224 – Sold on January 3, 2025 for $35000

•

These sales strongly suggest that the true market value for properties in this area is much closer to $38,000 rather than the $50,600 implied by the

current SEV.

3. Requested Adjustment

•

Based on my purchase price and the comparable sales, the correct market value for this property should be closer to $38,000.

•

Since SEV represents 50% of market value, the appropriate SEV should be approximately $19,000 rather than $25,300.

•

Because the Assessed Value (AV) matches the SEV, I respectfully request that my Assessed Value be adjusted to approximately $19,000 to accurately

reflect the true property value.

Thank you for your time and consideration of this appeal. Please let me know if any additional information is required.

Sincerely,

Syed Khalid Manzar
