We purchased this home in January of 2025 and the sale included two parcels. The home (address is 5116 Mapleridge Drive, Portage), and the wooded/vacant lot

directly behind/adjoining the home which is 5115 Stonehendge, Portage. The home was vacant prior to moving in and was on the market for approximately 6

months. We actually moved across the street from our previous property (5107 Mapleridge Drive). We bought both properties for one sale price of $375,000. The

appraisal for the sale came in at $380,000. The inspection found a number of issues and the home significantly outdated. We have encountered a number of

issues since moving in likely related to the home being vacant. When the tax valuations came back from the city of Portage our property increased had a reported

increase in value of 20% from the sale price while our previous property was given a valuation approximately 30% under the sale price. According to the research I

have seen the housing market values in our area have not increased in value 20% in a year span. I did appeal to the city of portage and they decreased the original

valuation by 5%; however 15% increase in value in my opinion is still significantly higher than how the markets have moved in 2025 and in particular this property

which has had a number of issues. I will submit the appraisals, comparable properties and inspections to provide further evidence.
