BROWN, DPA GOVERNOR LANSING DIRECTOR Section 4: Check which of the following you are appealing (check all that apply) [A True Cash and Taxable Value [J Taxable Value Only (calculation) [| Uncapping of Taxable Value Section 5: Explain the Reason for this Appeal [Assessment Appeal ~ 9111 Tippedy Dr., St. Helen, MI The assessed value of 9411 Tippedy Dr has increased from $205,900 in 2019 fo $482,200 in 2026, representing a 134% increase over six years. Marked (outpaced) increases of $70,800 or +29% assessed value in 2023, 24% above that year's 1.05 inflation multiplier, and $63,800 or +20% assessed value in 2024, 15% above the year's 1.05 inflation multiplier. While property values in the area have risen, the increase applied to this property significantly exceeds the growth of comparable homes on Tippedy Drive. Nearby properties experienced increases generally ranging from 43% to 81% over comparable periods, substantially lower than the nearly 134% increase applied to this property. Examples of comparable properties over the same timeline include: - 9131 Tippedy Dr: +45.6% increase - 9171 Tippedy Dr: +59.3% increase -9191 Tippedy Dr: +51.6% increase - 9219 Tippedy Dr: +43.0% increase These homes are similarly situated lakefront properties in the same immediate neighborhood. No major structural additions, renovations, or material improvements have been made to 9111 Tippedy Dr (since 2017) that would juslify an assessment increase substantially greater than the surrounding properties. Because the assessment growth for this property materially outpaces the neighborhood trend, the current assessed value does not reflect uniform and equitable assessment practices. We purchased the home in October 2024 at $602,000 and it subsequently uncapped in 2025. The resulting uncapping was significantly higher than the purchase price as a aresult of the previous assessed value increases. Had the property followed market set inflation multipliers the uncapping would have set very near the purchase price. Requested Adjustment To align this property with the prevailing neighborhood growth pattern, a revised assessed value in the range of $316,000 ~ $320,000 would more accurately reflect the proportional increases (approx. 50% + 2.7% annual increase in 2026) applied to comparable properties on Tippedy Drive. This adjustment would maintain consistency with surrounding assessments while still recognizing the general appreciation of lakefront properties in the area, Thank youl Robert & Lori Campion Section 6: Jurisdictional Issues Did you protest the assessment at a Board of Review (BOR)?
