STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING MARLON I. BROWN, DPA DIRECTOR 2 of 3 Petitioner appeals the 2026 true cash value, assessed value, state equalized value, and taxable value of the property. The City determined a true cash value of $230,800. Petitioner purchased the subject property in an arm’s-length transaction on February 12, 2025, for $183,000 after inspections resulted in a negotiated reduction from the original $190,000 purchase price. The property required repairs, and significant deferred maintenance remained as of December 31, 2025. Petitioner contends that the City’s valuation exceeds the property’s true cash value and requests that the true cash value be reduced to $183,000, with corresponding reductions to the assessed value, state equalized value, and taxable value.
