Section 4: Issues Being Appealed (check all that apply)

Taxable Value Only (calculation)

Section 5: Explain the Reason for this Appeal

After reviewing the assessed and taxable value and comparing it to similar properties in the area, I believe that the proposed assessment is significantly overvalued.

In support of my claim, I have provided comparisons of newly constructed multi-unit properties in the region, including their values per square foot. Specifically, I

have focused on properties that were built in recent years to present an accurate reflection of current market trends.

The construction difference in our unit compared to the comparable units is significant. Our unit is pole barn framed on a slab. The construction value is less than

the other comparable units which were foundation built with frame construction.

Here is what I believe should be assessed to our property. Utilizing the lowest square foot value of the comparable new multi-family properties, which comes to

$35.36 per square foot. Applying this to my duplex, which has a total of 2,415 square feet, the value would be $35.36 x 2,415 = $85,394. When considering this the

assessed and taxable value of the property would be $85,394 this would make the entire property at a market value of $170,788.00.

I respectfully request that the Board reconsider the assessed and taxable value of my property, taking into account the comparisons and analysis provided. I believe

this revised valuation more accurately reflects the current market conditions for similar new construction duplexes in Saginaw County.

Thank you for your time and attention to this matter.
