ENTIRE TRIBUNAL PROPERTY TAX PETTITION

Petitioner The Woodlands at Woodhaven Senior Community, LLC, a Michigan limited

liability company (“Petitioner”), by and through its attorneys Henneke, Fraim & Dawes, P.C.,

petitions this Tribunal as follows:

1. Petitioner is a Michigan limited liability company who owns real property located at and

whose principal office address is 5111 S. Woodland Ct., Flint, Michigan 48532 (the

Property”).

2. Respondent, Flint Township, levies and collects the property taxes on the Property.

3. The identification number of the Property is 07-20-200-035 and the Property is classified

as commercial improved real property. The Property is presently used as an independent

senior living facility.

4. The Property is located in Genesee County and the school districts of Carman-Ainsworth

Schools, the Genesee Intermediate School District, and Mott Community College.

5. This matter involves issues relating to valuation, assessment, and taxable value of the

Property. Petitioner does not believe that there is a dispute relative to an addition or loss.

6. For tax year 2026, Respondent determined a true cash value of $8,116,200, a state

equalized value of $4,058,100 and a taxable value of $2,915,771.

7. On information and belief, the subject assessment is excessive and do not reflect the true

cash value of the Property because the assessment is considerably in excess of the value

determined by a professional appraisal report completed on the Property effective as of

December 15, 2025.

8. Petitioner contends that the true cash value of the Property is $4,620,000, which would

yield a state equalized value of $2,310,000, and a taxable value of $2,310,000. The amount

in contention is $3,496,200 in true cash value, $1,748,100 in state equalized value, and

$605,771 in taxable value.

9. This matter was protested before the March Board of Review. The Board of Review

returned an assessed value of $4,058,100 and a taxable value of $2,915,771.

10. Petitioner therefore requests that the Tribunal reduce the assessed true cash value from

$8,116,200 to $4,620,000, the state equalized value from $4,058,100 to $2,310,000, and

the taxable value from $2,915,771 to $2,310,000, and order a refund with interest, as

provided by the Tax Tribunal Act.
