The Petitioner challenges the 2026 assessment based on a significant discrepancy between the assessed True Cash Value (TCV) and the actual market value. The

subject property was purchased on March 31, 2025, for $304,000 in an arm's length transaction. The current 2026 assessment of $238,950 SEV implies a TCV of

$477,900, which represents a 57% increase over the purchase price in only one year. There have been no physical improvements to the property to justify such a

valuation. Petitioner requests the TCV be set at the purchase price of $304,000, making the Taxable Value $152,000.
