From: 04/03/2026 11:49 #919 P.002/025 Ross Budin 3/9/2026 1660 Stauch West Bloomfield, MI 48324 Parcel X-18-05-229-004 Phone (248) 318-9452 Email : colemtggroup@aol.com I'would like to thank the board of review for their service and review of my appeal of assessment. My appeal on the property value and that it should be lower is a bases of work completed by my neighbor to the north. The work was completed without a permit and West Bloomfield twp building dept. issued an after the fact permit having a direct impact since the patio with open built in firepit and driveway are not set back. The permit was not declined or sent to the zoning board so public comment could be made and not approved by the HOA. Our home is a lot in a subdivision with normal 10 foot set back to the property line for all homes, 20 feet total house to house thru out the platted sub. Please see attached Survey completed by myself and approved permit not including a firepit for betow: 1. Raised patio with permanent firepit (firepit was not in permitted and was their since constructed), southwest corner of home at 1644 Stauch. You will see in the survey done by us that the raised patio with fireplace is 3 feet from our property line. In the homeowner sketch drawing they state it is in line with their home and their picture submitted with the permit directly contradicts their sketch. Coming out 7 feet from their home and 3 feet from our property line. This was an after the fact permit and built prior to getting the permit. 2. Driveway extension southeast corner of home at 1644 Stauch. This was a driveway extension to make a circular drive completed without a permit and granted an after the fact permit. The driveway is 5 feet away from my property line. You can see in the picture of the home and survey it directly contradicts their approved sketch.

From: 04/03/2026 11:50 #919 P.003/025 I have been a resident of West Bloomfield for 35 years and we have owned this home for 21 years. The two above permitted items that were given after the construction occurred have a direct monetary effect. If | wanted to add an addition or add a large deck on the back of the home | would be unable to so due to a needing a 25 foot setback for outdoor and open burning from West Bloomfield Ordnance NO. C-799 Chapter 11, Article V Sections 11-76 to 11-99 for buildings not on the same property. This will hamper my ability to be able to build a deck without being within 25 feet since it was overbuilt an too close to my property. inthe same ordnance an outdoor fireplace shall be setback at least 15 feet from all structures. This is not the case and if the neighbors home that the fireplace sits on was to catch on fire it could cause damage to my home that would trigger Sec. 11-83 and homeowners or my insurance may not cover a fire to my home since they are in violation of the ordnance that clearly states this homeowner would be responsible for damage to the township and private or public property. If | wanted to sell or refinance my house it could be devalued due to a new homeowner that also could not build or extend to the home. | ask you to examine the documents | have provided and do a site inspection so you can see how | have been effected. West Bloomfield twp approved and allowed the normal setbacks to be broken and | am asking for tax relief due to a major devaluation of my property, | am unable to add to my property and can’t even put up any tree barrier since it
