Section 4: Issues Being Appealed (check all that apply)

Uncapping of Taxable Value

Section 5: Explain the Reason for this Appeal

Dear Sir/Madam,

I am writing to formally contest the 2026 Taxable Value assessment for my property located at 3523 Blue Water Pines Dr NE, Grand Rapids, MI 49525.

Based on my understanding of Michigan tax regulations, when there is no transfer of ownership, the Taxable Value is capped and typically increases annually by the

rate of inflation or 5%, whichever is less. However, the cap is removed upon a transfer of ownership. Therefore, the Taxable Value for this property has increased

from 284,059 to 352,700, which represents a 24.16% increase.

As there has been no physical changes or improvements made to the residence, I believe this 24.16% increase is inconsistent with the mandated cap. I would like to

request a formal review of this assessment to ensure the valuation accurately reflects the property's status and remains consistent with equitable taxation standards.

Thank you for your time and for reviewing this request.

Best regards,

Nianning Zeng
