This petition concerns two adjoining parcels in Lakefield Township that were purchased as part of a four-parcel, arm's-length transaction in 2025 for a total

purchase price of $290,000. The current assessments attribute a combined market value to the two Lakefield parcels that exceeds their actual market value.

These parcels consist predominantly of wetlands/lowland and have no direct road access, being accessible only through the adjoining Columbus Township parcels.

These characteristics substantially limit their independent marketability and value and were not adequately reflected in the assessment. Accordingly, the assessed

True Cash Values exceed the parcels' actual market values.

purchase price of $290,000.
