Judgment. Visit the Tribunal’s ADR webpage for more information.

NOTE: The parties may not request an informal settlement conference to discuss an

appeal of a principal residence exemption that was denied by either the Michigan

Department of Treasury or a County. Also, state taxes levied by the Michigan

Department of Treasury, such as income taxes, are not subject to the informal

settlement conference process.

ASSESSOR'S OFFICE

MAXEY JOHN

2619 NW 95TH ST

SEATTLE WA 98117

PROPERTY IDENTIFICATION:

09-09-19-110-012

PROPERTY ADDRESS:

1512 NEWPORT RD

Dear Property Owner:

The City of Ann Arbor Assessor’s Office received notification of the transfer of the above-mentioned

property. This conveyance resulted in a transfer of ownership; therefore, the taxable value should have

uncapped the year following the transfer. As such, a correction of taxable value for the relevant years

has been issued.

Public Act 415 of 1994 requires the “uncapping” of the taxable value of a property in the year

following a transfer of ownership. The filing of a Property Transfer Affidavit (form L-4260) within 45

days of the transfer is mandatory. It is the Assessor’s responsibility to “uncap” the taxable value of a

property when a transfer of ownership has taken place. Enclosed is Michigan Department of Treasury

Form 3214, Assessor Affidavit Regarding Uncapping of Taxable Value, for the relevant year(s).

Failure to adjust the taxable value in the year immediately following the transfer produced an

erroneous taxable value that was not in compliance with the GPTA (General Property Tax Act). The

taxable values of any subsequent years must also be recalculated using the initial uncapped taxable

value as the base.

Therefore, the taxable value of the subject property has been changed for the relevant tax years as

shown on the enclosed Michigan Department of Treasury Form 3214. The Treasurer has been notified

of the change(s) in taxable value. If you disagree with the determination that a transfer of ownership

occurred that resulted in the taxable value of the transferred property to be uncapped, you may appeal

this decision within 35 days of this notice to the Michigan Tax Tribunal at P.O. Box 30232, Lansing,

MI 48909 (www.michigan.gov/taxtrib).

Sincerely,

OFFICE OF THE CITY OF ANN ARBOR ASSESSOR

ORDER VACATING ORDER OF PARTIAL DISMISSAL

The Tribunal has considered the file in this case and finds that it entered an Order of

Partial Dismissal on July 27, 2026. However, the Tribunal erred in the entry of that

order because it dismissed Petitioner’s claim for the 2026 tax year. Petitioner timely

filed a claim regarding the 2026 tax year from a notice issued pursuant to MCL 211.27b

and therefore the Tribunal has jurisdiction over the 2026 tax year. As such, the Tribunal

finds good cause to vacate the order and reinstate the dismissed 2026 claim.

Therefore,

IT IS ORDERED that the Order of Partial Dismissal is VACATED.

If you answered yes to the above question, you are not required to pay any filing fees.

MARLON I. BROWN, DPA

If the property does not have a Principal Residence Exemption of at least 50% as of the date of the filing of this petition for all tax years at

issue, the filing fee is based on the greater of the State Equalized Value or Taxable Value in dispute.

If you are appealing more than one

parcel, the parcel with the highest State Equalized Value or Taxable Value in dispute will be used to determine your filing fee, plus $25.00

will be added for each additional parcel being appealed, not to exceed a total filing fee of $1,000.00

If your property is residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$125.00

$100,000.01 to $500,000.00

$200.00

$Over $500,000.00

$300.00

If the property is

NOT residential property (see MCL 205.762) and

the State Equalized Value or Taxable Value in contention is:

Filing Fee is:

$100,000.00 and under

$250.00

* Plus $25.00 for each additional parcel, as indicated above.

If the property is NOT residential property and the State Equalized Value or Taxable Value in dispute is $100,000.01 or greater the

appeal does not qualify for Small Claims. Therefore, an Entire Tribunal petition must be filed.
