The mode of assessment adopted by Respondent discriminates against Petitioners and denies them constitutional rights to uniformity, equal protection, and due process of law. The taxes to be levied and collected for tax year 2025 are accordingly unlawful. The 2025 TV is invalid because it is based on an assessed value (AV) that exceeds 50% of the Property's true cash value (TCV). The Township's Assessor established the AV for the Property at $204,300.00. Per a 2025 appraisal performed by Peterson & Watson Real Estate Appraisals, the TCV of the Property is $126,000, which supports an AV and TV of $63,000.00 for tax year 2025.
