STATE OF MICHIGAN GRETCHEN WHITMER DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS MARLON I. BROWN, DPA GOVERNOR LANSING DIRECTOR Please Explain Your Answer to this Appeal: The assessment for this parcel was established using standard mass‑appraisal methodology, including the property’s classification, the measured square footage of the dwelling, and the applicable land value. The petitioner provided interior information during the appeal; however, there was not any information submitted that would support a decrease in $200,000 to the true cash value as requested at the Board of Review. Based on the information available, the current assessment remains accurate and appropriate. Jurisdictional Issues: IF PETITIONER IS APPEALING THE TRUE CASH AND/OR TAXABLE VALUES: Did Petitioner protest the assessment at a Board of Review? STATE OF MICHIGAN GRETCHEN WHITMER DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS MARLON I. BROWN, DPA GOVERNOR LANSING DIRECTOR Petitioner appeals the 2026 determination of True Cash Value and the resulting assessed and taxable values for the property located at 2920 N. Green Ave., Hesperia, MI 49421. The property was purchased in an arm's-length transaction for $424,900 and was supported by an independent professional appraisal utilizing five local comparable sales. The assessing unit subsequently established a value of $535,600, which substantially exceeds both the recent purchase price and the appraisal evidence with local comparables. Following the purchase, significant pre-existing property defects were discovered that further impact the property's market value. Petitioner appealed the assessment to the local Board of Review on March 9, 2026, citing the purchase price, professional appraisal, comparable sales data, and professional reports regarding the property's condition. The appeal was denied. Petitioner requests that the Tribunal establish the property's True Cash Value, assessed value, and taxable value consistent with the available market evidence. Jurisdictional Issues: Did you protest the assessment at a Board of Review?
