a judge and may result in the parties’ filing a Joint Stipulation for Entry of Consent

Judgment. Visit the Tribunal’s ADR webpage for more information.

NOTE: The parties may not request an informal settlement conference to discuss an

appeal of a principal residence exemption that was denied by either the Michigan

Department of Treasury or a County. Also, state taxes levied by the Michigan

Department of Treasury, such as income taxes, are not subject to the informal

settlement conference process.

Section 4: Issues Being Appealed (check all that apply)

Taxable Value Only (calculation)

Section 5: Explain the Reason for this Appeal

I am appealing the assessed value of my property because it exceeds the true cash (market) value as of December 31, 2025. The current assessment implies a market

value of approx. $320,000. However, my home is in original condition, with an original kitchen, bathroom, windows, flooring and unfinished basement. These

factors place the property below the condition of many homes selling at higher price levels.

Recent comparable condo sales in Sterling Heights indicate that homes selling above $300,000 are typically updated with modern features and finished basements.

Homes in similar condition to mine generally sell in the $270,000 to $290,000 range.

Based on these factors, I believe the market value of my property is approximately $290,000 which supports an assessed value closer to $145,000.

Therefore, the current assessment does not accurately reflect the market value of the property.
