000 ISLAND VIEW DRIVE Summary of Valuation The Subject Property & Comparable Sale #1 are the Only vacant property sales in the Forest Lakes in the Last 24 months The strongest evidence of the subject property’s True Cash Value is its own recent, verified, arm’s-length sale of the Subject Property of $425,000. The Subject Property was exposed to the open market for approximately 77 days, by a highly experienced agent who specializes in Land sales in Traverse City area . The real estate agent initially listed the Subject Property at $495,000 and ultimately sold for $425,000. Indicating that there were no market rate offers and thus the real estate professional and seller accepted the highest and best offer of $425,000. This accepted price after a professional marketing period indicated market value of the property. The listing was initially listed in June of 2025 or $495,000 and sold for $425,000 in September of 2025. There is no evidence that the sale was distressed, non-market, or influenced by special financing or atypical motivations. In addition, the only other verified vacant waterfront sale on within the Forest Lakes chain of lakes “Comparable #1” supports the conclusion that the subject property’s sale reflects market value after accounting for differences in functional utility. The Michigan Tax Tribunal has recognized that a recent purchase price may constitute the “most reliable indicator” of a property’s True Cash Value when supported by the evidence.
