Section 5: Explain the Reason for this Appeal

| respectfully request that the Michigan Tax Tribunal review and reduce the assessed value of my residential property located at

2045 E. Baldwin Road, Grand Blanc, Michigan, because the current assessment exceeds the property's True Cash Value.

A certified residential appraisal completed on August 28, 2025, by a Michigan licensed appraiser determined the property's market

value to be $400,000 after analyzing recent comparable sales in the local market using the Sales Comparison Approach, the primary

and most reliable valuation method for owner-occupied residential properties.

The appraisal reflects the property's actual market characteristics, including its condition, age, size, and location. The appraiser

specifically noted that the home has not undergone significant updates within the past 15 years, has an overall lack of cosmetic

renovations, and is in average (C4) condition, factors that limit its market value when compared with more updated homes.

The valuation was supported by multiple verified arm's-length sales of comparable properties in the Grand Blanc market and

concluded that the property's fair market value is $400,000.

Because the Township's assessed value exceeds the value established by this independent appraisal,

{ believe the assessment

does not accurately represent the property's True Gash Value as required under Michigan faw.

| respectiully request that the

Tribunal adjust the property's valuation fo reflect its actual market vatue supported by the enclosed appraisal and comparable market

data.
