Petitioner appeals the 2026 assessment of Parcel No. 002-023-005-10 located at 5055 S. Camelot Drive, Cedar, Michigan. The property’s assessed value (SEV) of

$419,200 implies a true cash value of approximately $838,400, which exceeds the price established by a recent arm’s-length market transaction. The subject

property was purchased on October 15, 2025 for $750,000 in an open-market sale. Petitioner contends that the assessment exceeds the property’s true cash

value as of tax day and requests that the Tribunal determine the property’s true cash value based on the recent arm’s-length sale together with the attached

comparable sales and other valuation evidence. Petitioner requests that the Tribunal reduce the assessed value, state equalized value, and taxable value to the

 amounts supported by the evidence.
