VALUATION SUMMARY

Michigan Tax Tribunal — Small Claims Division

Petitioner: Tonisha Cox
Property Address: 16077 Hauss Ave, Eastpointe, Ml 48021
 Parcel Number: 02-14-30-203-016

 Tax Year: 2026

Statement of Appeal

 | respectfully request a reduction in the assessed value of my property because the current
assessment exceeds the property's true cash value considering its actual physical condition as

of tax day.

Although the Assessor reduced the property's Assessed Value, Taxable Value, and State
Equalized Value from $110,400 to $99,300 prior to my Board of Review hearing, | believe the

current valuation still overstates the market value of the property.

 | purchased the property in August 2024 for $215,000. After taking possession, | discovered *
several significant conditions that negatively impact the property’s value and marketability,

including:

 Moisture intrusion and water-related issues

 Mold concerns
 Plumbing-related defects and leakage
 Basement waterproofing needs
 Deferred maintenance and repair costs

The Seller's Disclosure Statement acknowledged water intrusion through glass block windows.
However, the extent of the moisture-related conditions discovered after purchase appears

 substantially greater than disclosed.

Page 6

Comparable Sales Analysis

 | reviewed comparable homes in Eastpointe that are similar in age, style, and size. Please see
copy

These comparable properties generally represent homes in average or superior condition. My
property requires additional expenditures for remediation and repair that should be reflected in

its valuation.

Requested Relief

Based upon:

The documented physical condition of the property,
 The Erie waterproofing estimate,
 Moisture and mold-related concerns,
 Inspection findings,

 Comparable market sales,

 | respectfully request that the Tribunal reduce the property's valuation to more accurately reflect
its true cash value as of tax day.

Requested Values

Requested True Cash Value (TCV): $170,000

Requested State Equalized Value (SEV): $85,000

Requested Assessed Value (AV): $85,000

 | appreciate the Tribunals consideration of this appeal and respectfully request the relief
outlined above.

Respectfully Submitted,

Tonisha Cox

UPDATED VALUATION SUMMARY

Michigan Tax Tribunal - Small Claims Division

 Property | 16077 Hauss Ave, Easipoinle, MI 48021 |Parcel | 021430203016 -
 CurrentAV/SEV |$99300 oo ~ impliedTev | $198,600 Bh oo
 [Requested AV/SEWBS00 B © |RequestedTcv | $170,000

Statement of Appeal
 | respectfully request a reduction because the current assessment exceeds the property's true cash value when its documented physical condition is considered. The assessor reduced the value before
the March Board of Review, but the final value remained at $99,300, implying a market value of $198,600. The home has documented moisture intrusion, mold-related damage, plumbing leakage,
basement waterproofing needs, electrical and exterior deficiencies, and deferred repairs. The Seller's Disclosure acknowledged leakage through the glass-block windows, and the Erie Home
waterproofing estimate confirms that substantial corrective work is required. These conditions would reduce the price a willing buyer would pay.

Updated Comparable Sales Analysis
Comparable | Sale Date | Sale Price Beds/Baths Living Area | ¥/8q. Ft. Comparison to Subject |
 23015 Courtland Ave | 08/01/2025 i $170,000 3/15 2,300 sq. ft. | $73.91 Closest in size to the 2,314-sq.-ft. subject; same city. Fewer baths, but establishes a |
 | | large-home sale near the requested TCV.

23319 Courtland Ave | 02/25/2025 $172,500 3/2 1,970 sq. ft. | $87.56 Similar 1950s vintage and bedroom count; smaller than subject, but sold close to the
 | requested value.

 | 24656 Dwight Ave 10/03/2025 | $170,000 18/15 | 1,781 sq. ft. | $95.45 Built in 1954 and sold close to the tax date; smaller, but similar age and bedroom count.

Indicated market range: The three sales range from $170,000 to $172,500, with an average of approximately $170,833. Although the subject is larger and has more bathrooms, it also has materially
inferior condition, including mold, moisture intrusion, plumbing leakage, and a professionally documented waterproofing need. The requested true cash value of $170,000 is therefore reasonable and
conservative because it is supported by actual Eastpointe sales and does not rely on subtracting the full repair cost dollar-for-dollar.

Requested Relief
Based on the comparable sales, inspection findings, seller disclosure, Erie Home estimate, and photographic evidence, | respectfully request a 2026 True Cash Value of $170,000 and an Assessed/State
Equalized Value of $85,000. The current $99,300 assessment implies a $198,600 market value, which is not supported by the comparable sales or the property's documented condition.

Supporting exhibits: BOR decision; assessment notice; full inspection report; Seller's Disclosure; Erie Home estimate; labeled mold/moaisture/plumbing photographs; and property-detail printouts for
each comparable sale.

Comparable data sources reviewed Vi ly Ved Ave); Trulia (23319 Courtland Ave); Homes.com (24656 Dwight Ave). Verify and attach each property-detail printout.

Respectfully submitted, Tonisha Cox L Date: fe ee
