2026 Board Of Review/590 Paradise Dr

 To ASSESSOR@BILLINGSTOWNSHIP.ORG <assessor@billingstownship.org>

This is in regards to my new Assessment, Taxable Valuation and State Equalized Value, of

590 Paradise Dr, Beaverton, Mi 48612.

 Property Number #26-030-215-000-014-00

This home was purchased on 5/30/25 as a fixer upper. We purchased it for $162,000. cash.

This was an arms length transaction. The home was vacant for four years and needs a lot of

renovation. This home needed a new roof, electrical updated, deck torn off and replaced. Tree

in the deck removed, plumbing reworked, and the interior remodeled. | will attach pictures and

possible video to this email for your review.

Unfortunately, my husband suffered a major stroke the week before closing. We had the

intention to remodel and update ourselves. Our prior home was a HUD foreclosure tri-level

and had to be remodeled and torn to the studs on the lower two levels. My husband passed in

December 2025 due to complications from prostate cancer.

The Amish put a new metal roof on in July due to the leaks and prior owners tried to put an

asphalt roof on and left in a pitiful state. Apparently many years ago added on to this house

 several times without permits.

I'will begin at the entry door, the light switches are at the entry along with an old electrical

panel. | will need to have new switches installed and electrical panel updated. The paneled

walls need to be removed at the electrical box and entry way. Drywall will need to be put in.

Due to the opening being too large for a switch plate cover. At the other end of the entry there

 is no light switches.

The home is predominately paneled walls and tile ceilings. The family room contains drywall

for walls and ceiling. The drop down step from the dining area to the family room is

approximately 10-11" inches. In the family room is a pellet stove that isn't working and wasn't

properly vented (safety issue). The vent goes straight out the wall with a aluminum can on the

end and is extremely rusted. This all needs to be pulled out and redone.

The living room has a window unit that was installed in the wall. There are no light switches in

the living room. The light switch for the deck/porch light is located in the kitchen. You must

walk through the living room into the kitchen and at the dining room is the light switch. The

sliding door from the living room to the deck is approximately 1/2 inch below the deck. We did

take a circular saw to it to try and eliminate the rain/snow from coming in. The deck needs to

be torn off and redone, we also need to remove the tree in the deck as it has dead branches

and causes a potential hazard. In September my husband fell through the deck/ramp and a

 temporary patch job was done.

Back to the interior of house. The third bedroom has a pocket door in the paneling, the light

switch is in the kitchen. The room has two shelves and no closet. The second bedroom has a

Page 5

tripping hazards. The back of the garage/pole barn has an extension cord that goes through

the wall to the outside plug under the lean too. The ceiling fan/light in this area has to have an

extension cord to use it. Again this will need to be corrected. We did put down visqueen in the

crawl space as no vapor barrier was in place. The pressure sensing switch in the crawl space

is bad and needs replacing. | may need to replace the water system or have a new well. Due

to the filters keep clogging with sediment.

At the exterior ridge/gable of the house just below the eaves has siding missing and will need

replacing this spring. We have one outside spigot facing the road and we really should have

 at least one more.

I am asking the board of review to please take all of these issues into consideration and

review my assessment. It is my opinion that this home at best is worth the purchase price of

$162,000. Due to the numerous issues and safety hazards of this house.

I thank you in advance for your time and consideration of this matter. | am attaching pictures

for your review. The pictures will be done in separate emails.

 Sincerely,

 Peggy A. Chambers
