: rty Tax Vali L lio St Mt ris Mi Dear Assessor's Office, I am writing to formally appeal the assessed value of the following properties located in Mt Morris , Michigan : » 4315 Clio, Mt Morris , MI 48458 — Tax ID: [14-27200-020] i | respectfully request that property remains assessed at the purchase price of 362,500. This amount reflects the true market value at the time of purchase. In fact, based on the significant condition issues outlined below, | believe the properties may have been purchased above their actual market value. For the condition of the property | will think this should be 90% under truth value If the city has buyer at 362,500 , we will take it and walk out this deal For your review, | have included comparable properties that have recently sold in the area to support my position. Additionally, the overall condition of the property substantially impacts their value and should be carefully considered. The buildings have been vacant for many years and remain vacant currently. Due to their current condition, | believe the value should be adjusted significantly below the current assessment. Below is a summary of major repair issues and estimated costs: 1. Exterior Repairs — Paint, parking lot repairs, window replacement, damaged siding with rust, and tree removal: estimated cost between 350,000 USD 2. New Electric Installation currently no power everything its striped out the cost will be around 375,000 USD 3. Heating and Cooling Systems — There is no functioning heating system OR cooling system or heat pries or gas line in the property all stripped out cost will be around 325,000 USD
Page 18
4. Interior Repairs No offices no restroom all stripped out need paint inside garage doors exit doors many others doors are gone windows are gone cost of this will be over 235,000 USD 5. Plumbing ~ COMPLETELY STRIPPED OUT no pipes no water in the property will cost around 115,000 USD including bathrooms 6. Roof Replacement - The roof is leaking extensively throughout the property. The cost to recover or replace the roof is estimated at approximately 75,000 USD 7. New gates and doors will cost 135,000 USD 8. There way too many issues on going with this property We are looking over Given the substantial deferred maintenance and repair costs required to make the properties functional and compliant, | respectfully request a reassessment that reflects the true condition and market value. Thank you for your time and consideration. Please let me know if any additional documentation or inspection access is required. Sincerely, [Ramy Yaldo] [cell: 586-943-3604]
