Section 4: Explain the Reason for this Appeal
1 (Gail) wanted to have security over my home when | die, which is why | filed to have
my son (Brett) added to the deed on 4/24/26. Upon filing we mistakenly did a Quit
Claim Deed instead of an Enhanced Life Estate Deed. We received a Denial of
Disabled Veteran's Exemption notice from the City of Woodhaven once the deed was
 updated (I was eligible 1/1/26 - 4/24/26).

We noticed our mistake and have immediately filed an affidavit to correct the deed and
change it to an Enhanced Life Estate Deed. We are hoping to get my exemption
reinstated for the remainder of 2026 now that Brett will have no ownership rights with
the change to an Enhanced Life Estate Deed.

Again, this was a filing mistake and we have since made the correction. | was only
trying to protect my home/family. Thank you.

RE: Denial of Disabled Veteran's Exemption

I’m sorry to inform you that I’ve had to pro-rate your Veterans Exemption for tax year 2026. You
added a joint owner to your property on April 24, 2026. This disqualifies you from the Veteran's
Exemption. MCL 211.7b(4) requires legal title to be held solely by the un-remarried surviving spouse.

Your property tax bill will be adjusted to give you credit for the 113 days in 2026 before the transfer.
I’ve enclosed ihe denial & page 10 of the Michigan State Tax Commission's publication on Veteran’s
Exemptions for your reference.

You may remove the co-owner and re-apply for the exemption for tax year 2027. A transfer upon death
deed won't disqualify you from the exemption. Life estates & trusts are transfer upon death,

If you have any questions, please contact me by e-mail at ckuhn@wyan.org or by phone Monday-
Tuesday from 9:00 am to 4:30 pm at (734) 362-2904.

Best,

I rent my home but pay property taxes as part of my rent, am | eligible?

No. MCL 211.7b is specific that the property must be owned by the disabled veteran or
by their unremarried surviving spouse.

 | am a disabled veteran who is a lifelong Michigan resident. In addition to my
primary residence, | also own a summer home “up north”. Are both of my homes
eligible for the exemption?

No. MCL 211.7b is specific that the property must be owned and used as a homestead.
The statute does not provide for receiving more than one Disabled Veterans Exemption.

If I own stock or a membership in a residential cooperative, does my unit qualify
for the exemption?

No. A membership or stock ownership in a cooperative is the ownership of an interest in
a corporation, not the ownership of real property.

If | have a life estate, life lease, or “lady bird” life interest in my residence and the
remainder interest is held by others, can my property qualify as my homestead?

Yes. If the other requirements for receiving the exemption are satisfied, then property
occupied under a life estate, life lease, or “lady bird” life interest can qualify as the
disabled veteran's or unremarried surviving spouse’s homestead.
