True Cash and Taxable Values

Please Explain the Reason for this Appeal:

Recent sales of neighboring properties show that the subject is assessed at more than twice the assessed value and that a lower value should be calculated for the

subject: (1) 2779 Turtle Lake sold on 12/1/25 for $2.5 M; (2) 2748 Turtle Lake sold on for 7/8/25 for $2.1 M; (3) 1881 Heron Ridge sold on 7/15/25 for $2.4 M; (4)

1735 Heron Ridge sold on 12/11/25 for $2.75 M; (5) 1879 Long Pointe sold on 6/13/25 for $1.36 M. Adjusting these comparable sales for size and property age

indicates a true cash value for the subject property of approximately $2,800,000.
