Summary of Sales Comparison Approach

Appraiser has considered market driven adjustments. Not all feature or amenities warrant an adjustment in

the market. Site size consideration includes the frontage and overall size along

with overall utility. Bedroom count and bath count are also

considered for possible adjustment. Appraiser has considered the principle of substitution.

Quality

and condition rating

can have adjustments within the individual ratings themselves. If an adjustment was

Uniform Residential Appraisal Report

Case No.

1415085107

This report form is designed to report an appraisal of a one-unit property or a one-unit property with an accessory unit;

including a unit in a planned unit development (PUD). This report form is not designed to report an appraisal of a

~- manufactured-home-ora-unit in-a condominium or cooperative project:

=

This appraisal report is subject to the following scope of work, intended use, intended user, definition of market value,

statement of assumptions and limiting conditions, and certifications. Modifications, additions, or deletions to the intended

use, intended user, definition of market value, or assumptions and limiting conditions are not permitted. The appraiser may

expand the scope of work to include any additional research or analysis necessary based on the complexity of this appraisal

assignment. Modifications or deletions to the certifications are also not permitted. However, additional certifications that do

not constitute material alterations to this appraisal report, such as those required by law or those related to the appraiser's

continuing education or membership in an appraisal organization, are permitted.

SCOPE OF WORK: The scope of work for this appraisal is defined by the complexity of this appraisal assignment and the

reporting requirements of this appraisal report form, including the following definition of market value, statement of

assumptions and limiting conditions, and certifications. The appraiser must, at a minimum: (1) perform a complete visual

inspection of the interior and exterior areas

of the subject property, (2) inspect the neighborhood, (3) inspect each of the

comparable sales from at least the street, (4) research, verify, and analyze data from reliable public and/or private sources,

and (5) report his or her analysis, opinions, and conclusions in this appraisal report.

INTENDED USE: The intended use of this appraisal report is for the lender/client to evaluate the property that is the

subject of this appraisal for

a mortgage finance transaction.

INTENDED USER: The intended user of this appraisal report is the lender/client.

DEFINITION OF MARKET VALUE: The most probable price which a property should bring in a competitive and open

market under all conditions requisite to a fair sale, the buyer and seller, each acting prudently, knowledgeably and assuming

the price is not affected by undue stimulus. Implicit in this definition is the consummation of a sale as of a specified date and

the passing of title from seller to buyer under conditions whereby: (1) buyer and seller are typically motivated; (2) both

parties are well informed or well advised, and each acting in what he or she considers his or her own best interest; (3) a

reasonable time is allowed for exposure in the open market; (4) payment is made In terms of cash in U. S. dollars or in terms

of financial arrangements comparable thereto; and (5) the price represents the normal consideration for the property sold

unaffected by special or creative financing or sales concessions* granted by anyone associated with the sale.

*Adjustments to the comparables must be made for special or creative financing or sales concessions. No adjustments are

necessary for those costs which are normally paid by sellers as a result of tradition or law in a market area, these costs are

readily identifiable since the seller pays these costs in virtually all sales transactions. Special or creative financing

adjustments can be made to the comparable property by comparisons to financing terms offered by a third party institutional

lender that Is not already involved in the property or transaction. Any adjustment should not be calculated on a mechanical

dollar for dollar cost of the financing or concession but the dollar amount of any adjustment should approximate the market's

reaction to the financing or concessions based on the appraiser's judgment.

STATEMENT OF ASSUMPTIONS AND LIMITING CONDITIONS: The appraiser's certification in this report is

subject to the following assumptions and limiting conditions:

1. The appraiser will not be responsible for matters of a legal nature that affect either the property being appraised or the title

to it, except for information that he or she became aware of during the research involved in performing this appraisal. The

appraiser assumes that the title is good and marketable and will not render any opinions about the title.

2. The appraiser has provided a sketch in this appraisal report to show the approximate dimensions of the improvements.

The sketch is included only to assist the reader in visualizing the property and understanding the appraiser's determination

ofits size.

3. The appraiser has examined the available flood maps that are provided by the Federal Emergency Management Agency

(or other data sources) and has noted in this appraisal report whether any portion of the subject site is located in an

identified Special Flood Hazard Area. Because the appraiser is not a surveyor, he or she makes no guarantees, express or

implied, regarding this determination,

4. The appraiser will not give testimony or appear in court because he or she made an appraisal of the property in question,

unless specific arrangements to do so have been made beforehand, or as otherwise required by law.

8. The appraiser has noted in this appraisal report any adverse conditions (such as needed repairs, deterioration, the

Property Condition and Quality Rating Definitions

Case No.

1415085107

Requirements - Condition and Quality Ratings Usage

Appraisers must utilize the following standardized condition and quality ratings within the appraisal report,

Condition Ratings and Definitions

[7]

‘The improvements have been recently constructed and have not been previously ocoupied. The entire structure and all components are new and the dwelling features no

physical depreciation.

Note:

Newly constructed improvements that feature recycled or previously used malerials and/or components can be considered new dwellings provided that the dwelling

is placed

on a 100 percent

new foundation and the recycled materials and the recycled components have been rehabifitated/remanufactured

into like-new condition. Improvements

that have not been previously occupied are not considered “new” if they have significant physical depreciation (that is, newly constructed dwellings that have been vacant for an|

‘extended period of time without adequale maintenance or upkeep).

c2

The improvements feature no deferred maintenance, lite or no physical depreciation, and require no repairs. Virtually all building components are new or have been recenlly

repaired, refinished, of rehabilitated. All outdated components and finishes have been updated andlor replaced with components that meet current standards. Dwellings in this

category are either almost new or have been recenlly completely renovaled and are similar in condition to new construction.

Note: The improvements represent a relatively new property that is well maintained with no deferred maintenance and little or no physical depreciation, or an older property|

that has been recently completely renovated.

c3

The improvements are well maintained and fealure limited physical depreciation due lo normal wear and tear. Some components, but not every major building component,

may be updaled or recently rehabilitated. The structure has been well maintained.

Note: The improvement

is in its first-cycle of replacing short-lived building components (appliances, floor coverings, HVAG, elc.) and is being well maintained. It's estimated

effective age is less than ifs actual age. It also may reflect a property in which the majority of short-fived buikding components have been replaced but not fo the level of]

a complete renovation.

C4

The improvements feature some minor deferred maintenance and physical deterioration due to normal wear and ear. The dwelling has been adequately maintained and

requires only minimal repairs to building componentsimechanical systems and cosmetic repairs. All major building components have been adequalely maintained and are!

functionally adequate.

Note: The estimated effective age may

be close to or equal {o its aclual age. ltreflecls a property in which some of the short-lived building components have been replaced,

and some short-lived building components are al or near the end of their physical lite expectancy; however, they still function adequately. Most minor repairs have been

addressed on an ongoing basis resulting in an adequately maintained property.

C5

The improvements fealure obvious deferred maintenance and are In need of some significant repairs. Some building components need repairs, rehabilitation, or updating.

The functional uliity and overall livability are somewhat diminished due to condition, but the dwelling remains useable and functional as a residence.

Note: Some significant repairs are needed to the improvements due to the lack of adequale maintenance. It reflects a property in which many of its short-lived building

components are at the end of or have exceeded their physical Ife expectancy but remain functional.

[¢3

The improvements have substantial damage or deferred maintenance with deficiencies or defects that are severe enough to affect the safety, soundness, or structural integrity

of the improvements. The improvements are in need of substantial repairs and rehabilitation, including many or most major components.

Note: Substantial repairs are needed to the improvements due to the lack of adequate maintenance or property damage. It reflects a property with conditions severe enough|

to affect the safely, soundness, or struclural integrity

of the improvements.

Scope of Work: Market Value for purchase.

Intended User:

Lender/Client/AMC

This report may not be used or relied upon by another party. Should this appraisal be part of an FHA transaction, the

appraiser has attempted to follow the requirement for this type of financing. However, this report is in no way a home

inspection but is additional information required for government insurance purposes.

Square Footage-Method for Calculating: ANSI® Z765-2021 (American National Standards Institute®). Subject was measured

to 1/10 of a foot by this appraiser.

Highest and Best Use:

The subject is a legally permissible use based on its current zoning. Additionally, the current improvements based on the lot

size, shape and land-to-building ratio, making it physically possible. Similarly, based on current market conditions, the existing

and best use, as if vacant, would be to build a single family residence.

Experience:

Appraiser has necessary experience in the market area to create a credible value on residential home and

land. Appraiser has no current or future interest in the subject.

Exposure time:

10-90 days.

2022-23 USPAP requirements include the statement of exposure time, if time is a factor in the opinion of value per Standard

Rule 1-2(c). USPAP defines exposure time as: The estimated length of time that the property interest being appraised would

have been offered on the market prior to the hypothetical consummation of a sale at market value on the effective date of the

appraisal. Exposure time is a retrospective opinion based on an analysis of past event assuming a competitive and open

market.

The appropriate market data along with the cost and income approached to value were investigated.

Sources included public records, MLS, files, and commercial services.

Subject Summary:

Subject is a frame built home located in rural Ogemaw County Sub. Subject has an attached garage and closed porch.

Subject has an unfinished basement. Subject has significant deferred maintenance from wear and tear. There has been no

updating in recent years.

Due to the lack of cookie cutter subdivisions it is common for some comparables to be in nearby neighborhoods that may

have difference zip codes or municipality names to locate relevant comparables. It is necessary to expand areas when

necessary. If these comparables are in different neighborhoods they were researched and are in similar valued and similar

market areas. This has no effect on marketability.

Adjustments:

GLA, age, deck/porch/patio, and square footage adjustments are determined using matched pairs, the extraction method, and

appraiser interview of real estate brokers and other appraisers, to determine accurate adjustments for the above line items in

the market area. This market does not have any cookie cutter subdivision, so most adjustments are derived using a

combination of methods to arrive at relevant adjustments. Due to the nature of this market area it is not always possible to

scientifically create the adjustments, therefore several methods must be used to give a comparable the appropriate

adjustment for the market and its contributory value to best arrive at a value that is relevant and accurate.

The included comparables were the best available for this subject and market area.

Comparables Summary:

Gomp 1: Comp was adjusted for room count, square fest, basement, garage and closed porch differences.

Comp 2: Comp was adjusted for condition, room count, square feet, basement, and garage differences. Condition

adjustment is due to comp utilities not in working order at time of sale.

Comp 3: Comp was adjusted for Square feet, basement, garage, carport and fireplace differences.

Comp 4: Comp was adjusted for quality, condition, room count, square feet, basement, garage differences. quality

adjustment shows the contributory avail difference between a manufactured home and a frame built home. condition

adjustment is due to the subject being more updated than the subject.

Due to the condition of the subject with limited comparables the bathroom count was not bracketed. This additional bathroom

would be looked on favorably and did warrant an adjustment. Not bracketing the bathroom count has no effect on

marketability.

Garage was not bracketed. three car garages are not common in this market area. The additional bay would be looked

unfavorably and did warrant an adjustment. Not bracketing the garage has no effect on marketability.

All comps given some consideration in the final value estimate due to being most similar in design, utility, and overall

similarity to the subject. No one comparable is given most weight.

Comps that exceed 1 mile and/or over 6 months of age are due to the nature of the market area and is considered typical for

the area.

.

Crossing major roads for comparables does not affect marketability.

Other land use is vacant land.

The subject property is located Appr. 24 miles from appraiser's office. This assignment requires geographic competency as

Utilities:

Utilities and mechanicals were on and working at time of inspection.

Public Utilities:

None available. This has no effect on marketability.

All comps have similar well and septic systems.

Well and septic systems are typical when public utilities are not available. Markets with well and septic systems show no value

difference than homes with public utilities. LP gas and NG also have no value differences in the market and no adjustment

necessary.

Appliances:

Appliances are considered personal property and given no consideration in final value estimate. Appliances were not tested

and assumed to be in working order.

The subject pictures and comparable photos are in digital format. These are actual photos and have not been altered.

Comparable photos may be file photos taken at an earlier date that show the comparables at time of sale or thereafter.

Appraiser has driven by all comparable sales since there sale date and viewed from the street. MLS photos used when

required or when there are subjects in the view at the time of the comparable drive by viewing.

Subject conforms to the neighborhood in style, size, condition, and overall utility. Subject is not an over or under improvement.

There are no marketability issues with the subject.

Appraiser will attempt to report and disclose any environmental issues, however has no expertise in these issues. This

includes radon, tanks, drums, urea formaldehyde, or flood zone issues. Additional information regarding local environmental

issues can be found on the State of Michigan website or other qualified sites. Additionally, appraiser states no expertise in this

area.

Variances:

Site are variance over 20% is not uncommon in this rural area. All comps have similar use and utility with there variance and

any contributory value differences will be given in the grid. Comps

1 and 2 have this variance and adjusted in the grid.

GLA variance over 20% is not uncommon in this rural market area. An adjustment for the differences for the contributory

value is given in the grid. All comps have similar use and utility with there GLA and this has no effect on marketability.

12-24 Months Market Trend:

The search parameter for this trend is Rural Gladwin County of homes with 20-80 acres land.

Below are the sales from the subject market area that were deemed similar to the subject. There are no cookie cutter

subdivision in this rural market area. The homes vary in size, room count, water frontage, condition and amenities widely in

this rural market. The list of sale used are in order of sale date from oldest to newest for the prior 12 months. If any month to

month adjustments are necessary they will listed below. There is a 12 month trend graph and a 24 month trend graph for the

subject market area. The winter months on average are slower sales months and historically trend lower in sales price when

graphed. This does not mean the market declines in the winter months as the summer months show an increasing trend. This

unique trending is common in Northern Michigan due to snow and cold weather and does automatically require adjustments

for the difference. The overall trend analysis is necessary to determine if the market has actual declining-increasing or overall

stable markets.

The subject market area after review of prior sales and the trending graphs are deemed to be stable and no market

adjustments for comparable sales are necessary.
