 preceding this appraisal.

Summary of Sales Comparison Approzch After researching the available MLS systems for the subject neighborhood it was determined that the
comparable properties utilized were the most recent sales and nearest in proximity to the subject. To adjust for condition a factor of $10 - $20
per grade of condition per square foot of the comparable was utilized. To adjust for house size a factor of $60 per sq ft was utilized (rounded to
the nearest $100). Bathroom adjustments were based on $2,000 per fixture, whereas a full bath includes 3 fixtures and a half bath includes 2.
Below grade space was adjusted at $20 per square foot for unfinished space. The adjustment factors were derived using historical matched
pair analysis for average quality homes between 1500 sf and 3000 st of above grade GLA. To estimate value using the Sales Comparison
Approach, based on percentage of gross adjustments, most consideration was given to comparable 1, secondly fo comparables 2 and 3, and

 type and location involved.

Definition of Market Value: The source for the definition of market value is the FNMA Selling Guide, Section
B4-1.1-01, Definition of Market Value (04/15/2014).

 Legal Description: L-488 P-581 243-32-8-3 COM ON SH OF LK 404 FT N OF E & W1/4 LN OF SEC 32 TH W 266
FTTHN 75 FT TH E TO SH TH SLY ALG SH TO POB PART OF LOT 2 SEC 32 T24N R3W 43A.

Personal Property: No personal property was considered during the appraisal process or included in the calcutation
 of market value.

Land Use: The percentage for "Present Land Use" is stated as 95% "One Unit". The vast majorily of the private land
use is dedicated, restricted or zoned for single family use. The remainder (approx. §%) consist of commercial,
recreational, and vacant property. The neighborhood is considered rural wilh a built up level above 75%. The built up
level is based on the approximate percentage of "One Unit” parcels that are currently developed and include
 improvements.

Well/Septic: Municipal walter and sewer are not available. Due to the lack of available municipal water and sewer, the
subject has a private well and septic. In northern Michigan, a private well and septic is typical. Having a private welt
and/or septic does not affect the marketability of the property. The comparable sales utilized in the appraisal have a
 private well and septic.

Subject Utilities: At the time of inspection the utilities were on and operational.

Search Criteria: The initial comparable search focused on sales of properties with frontage on Higgins Lake with
transaction dates within the past month, similar GLA, similar site size, any age, in a community location similar to the
subject. The search resulted in 0 properties. The parameters were then expanded to include properties with
transaction dates within the past 12 months, 1500 - 3500 square feet GLA. The expanded search resulted in 6
properties, with the 4 most comparable included in the Sales Comparison Approach. Those not chosen had features
that differed considerably from the subject and would have required large subjective adjustments. Therefore these
other properties were considered inappropriate as comparables.

Market Condition Commentary: An analysis of the previous 12 month sales activity for the subject market area was
performed. The purpose of the analysis was to assist the appraiser in the determination of market conditions or time
of sale adjustments. The search parameters were restricted to single family homes located on Higgins Lake, GLA of
1500 to 3500 square feet. The sold property market data was obtained from the Water Wonderland Board MLS. Due
to the minimum amount of sold properties, variances in condition rating, GLA, and water frontage, and the fact that a
single outlier sale could skew the average price, it was determined that the average sales price remained somewhat
unchanged over the previous 12 months. Based on the analysis it was determined that a market condition or time of
sale adjustment for the properiies that sold in the previous 12 months would not be appropriate.

Geographic, Natural or Man made boundaries or separations: The comparables and subject are rural in nature. In
northern Michigan itis not unusual for competing properties to be separated by large bodies of water, rivers,
expansive nationat and state forest, major highways, etc. The separation of properties by these features in rural
northern Michigan does not create a barrier in the region or a negative marketing affect.

Comments on Site and View Adjustments: The adjustment for view considers any adjustment for site. On the
shorefine of lakes similar to the subject and comparable properties, the greatest contributory value is placed on the
amount of functional or effective lake frontage. The actual value per lake front foot varies based on community
location, quality of beach, depth of lot, slope to the waters edge, proximity to neighbors, view obstruction, overall site
size, and functional utility of the site. Support for site and view adjustments was obtained from recent and historic
MLS data as wel! as township assessment records. The sales were appropriately adjusted and are considered
reasonable and reliable alternatives for the subject.

Comparable Age Variance: The ages of comparables 1 and 4 vary from the subject by more than the industry
recommended 30%. There is no market data that would support an adjustment for the difference in age for the
comparables ulilized in this appraisal. Any condition differences were adjusted using the condition grade method.

Comments on condition determination and adjustment concepts: The condition of all comparables was estimated
based on conversations with listing real estate companies or from conversations with appraiser associates that
performed appraisals on {he comparables. The comparables and subject were then rated for their respective
condition based on physical depreciation. This method for rating condition is commonly utilized in the cost approach.
The condition rating provides a scale to compare properties as it relates to condition. For each level of condition a
dollar amount is applied to indicate the amount necessary to upgrade a particular property to a lesser condition
fevel. In the case of a house with upper end amenities and finishes the factor applied for each level of condition
would be considerably higher than a more modest property. Based on conversations with listing real estate agents
and the appraiser's interpretation of condition ratings it was determined that the subject properly and comparable
sales 1, 3, and 4 qualify as a C4 grade of condition. However, based on analysis of MLS data and county records,
comparable 4 is at the higher end of the C4 rating due to its overall condition of major components, therefore, an
adjustment was made to this comparable for its superior condition as compared to the subject. The comparable was
appropriately adjusted and is considered a reasonable and reliable alternative for the subject.

Bedroom Count: Due to the lack of comparable sales in the subject marketplace, it was not possible to bracket the
subject's bedroom count. The adjustments for GLA blankets any differences in bedroom count, therefore a bedroom
count adjustment is not considered appropriate.

ANSI Standards: The measurements and gross living area calculations for the subject were derived based on ANS!
2765 standards. it should be noted that the appraiser's reporled measurements and calculations may differ from that
of MLS, public records, or from other sources.

Comments on exceeding GLA: The gross living area (GLA) of comparables 3 and 4 exceeds the industry
recommended 25% guideline. Due to the lack of comparable properties in the subject neighborhood that are
considered somewhat similar to the subject it was necessary fo ulilize these comparables. The comparables were
appropriately adjusted and are considered reasonable and reliable alternatives for the subject.

Garage Adjustments: The adjustment for garage size (based on the garage overhead doors, and the ability to enter
and park a vehicle in the garage) was $10,000 per car, which was derived from a historical matched pair analysis of
average quality comparable sales in the subject neighborhood. The comparables were appropriately adjusted and
are considered reasonable and reliable alternatives for the subject.

Outbuilding: The adjustments for outbuildings ranged from $4 to $20 per square foot. Consideration was given to
age, condition, finished floor, utility connections, interior finish, community location, and functional utility, Exterior
finish and/or fenestration was not considered in the adjustment factor. The factor is considerably less than the cost
to build and is based on market reaction by the typical residential purchaser. The appraiser was unable to access
the interior of the subject outbuilding in order to perform an interior inspection. Portions of the interior could be
 viewed through windows.

Bracketing/across the board adjustments: Due to the lack of comparable sales in the subject markelplace, it was not
possible to bracket the subject's GLA, lack of central air, outbuilding, or storage. Across the board adjustments were
necessary for any significant difference. After searching the MLS systems available for the subject market area, an
appropriate comparable sale that would bracket all features could not be found. The sales were appropriately
adjusted and are considered reasonable and reliable alternatives for the subject.

Excessive Adjustments: Due to the lack of appropriate sold properties simitar to the subject, it was necessary to use
comparables with characteristics, that when adjusted, contributed to or caused the line, nel and/or gross
adjustments to exceed the previous recommended industry standards. if there were different, more appropriate
comparable sales available, then perhaps the adjustments would have fallen within the previous recommended
 standards,

Sales Price Versus Value Estimate: The reported sales price is $920,000. The estimate of value is $1,150,000. The
appraiser does not have knowledge as to the seller's motivation to sell or the buyer's motivation to purchase. The
appraiser utilized the most appropriate comparable sales available and made adjustments that are considered
typical and acceptable by appraiser peers. Therefore, the appraiser cannot explain why the sales price is so
significantly less than the value estimate.

(Source: Fannle Mae UAD Appendix D: UAD Field-Specific Standardization Requirements)

Condition Ratings and Definitions

C1

The improvements have been recently constructed and have not been previously occupied. The entire structure and all components are new
and the dwelling features no physical depreciation.

Nota: Newly constructed improvements that feature recycled or previously used materials and/or components can be considered new dwellings
provided that the dwelling is placed on a 100 percent new foundation and the recycled materials and the recycled components have been
rehabilitated/remanufactured inte like-new condition. Improvements that have not been previously occupied are not considered “new” if they
have any significant physical depreciation (that is, newly constructed dwellings that have been vacant for an extended period of ime without
adequate maintenance or upkeep).

c2

The improvements feature no deferred maintenance, litle or no physical depreciation, and require no repairs. Virtually all building components
are new or have been recently repaired, refinished, or rehabifitated. All outdated components and finishes have been updated and/or replaced
with components thal meet current standards. Dwellings fn this category are either almost new or have been recently completely renovated and
are similar in condition to new construction.

Note: The improvements represent a relatively new property that is well maintained with no deferred maintenance and fitife or no physical
depreciation, or an older propery that has been recently completely renovated.

c3

The improvements are well maintained and feature imited physical depreciation due to normal wear and tear. Some components, but not every
major building component, may be updated or recently rehabiitated. The structure has been well maintained.

Note: The improvement is in its first-cycle of replacing short-fived building components (appliances, floor coverings, HVAC, etc.) and is
being well maintained, its estimated effective age Is less than its actual age. It also may reflect a property in which the majority of
short-lived building components have been replaced but not to the level of a complete renovation.

C4

The improvements feature some minor deferred maintenance and physical deterioration due to normal wear and tear. The dwelling has been
adequately maintained and requires only minimal repairs to building components/mechanical systems and cosmetic repairs. All major building
components have been adequately maintained and are functionally adequate.

Note: The estimated effective age may be close to or equal to its actual age. It reflects a property in which some of the short-lived building
components have been replaced, and some short-lived building components are at or near the end of their physical life expectancy; however,
they still function adequately. Most minor repairs have been addressed on an ongoing basis resulting in an adequately maintained property.

C5

The improvements feature obvious deferred maintenance and are in need of some significant repairs. Some building components need repairs,
rehabilitation, of updating. The functional utility and overall livability is somewhat diminished due to condition, but the dwelling remains
useable and functional as a residence.

Note: Some significant repairs are needed to the improvements due to the lack of adequate maintenance. it reflects a property in which many
of its short-lived building components are atthe end of or have exceeded their physical life expectancy but remain functional.

C6

The improvements have substantial damage or deferred maintenance with deficiencies or defects that are severe enough to affect the safety,
soundness, or structural integrity of the improvements. The improvements ase in need of substantial repairs and rehabilitation, including many

or most major components.

Note: Substantial repairs are needed to the improvements due to the lack of adequate maintenance or property damage. Rt reflects a property
with conditions severe enough to affect the safety, soundness, or structural integrity of the improvements.

Quality Ratings and Definitions {continued)

a3
Dwellings with this quality rating are residences of higher quality built from individual or readily available designer plans in above-standard
residential tract developments or on an individual property owner's site. The design includes significant exterior omamentation and interiors
that are well finished. The workmanship exceeds acceptable standards and many materials and finishes throughout the dwelling have been
upgraded from “stock” standards.

a4

Dwellings with this quality rating meet or exceed the requirements of applicable building codes. Standard or modified standard building plans
are utilized and the design includes adequate fenestration and some exterior omamentation and interior refinements. Materials, workmanship,
finish, and equipment are of stock or builder grade and may feature some upgrades.

as

Dwellings with this quality rating feature economy of construction and basic functionality as main considerations. Such dwellings feature a
plain design using readily avaifable or basic floor plans featuring minimal fenestration and basic finishes with minimal exterior ornamentation
and limited interior detail. These dwellings meet minimum building codes and are constructed with inexpensive, stock materials
with limited refinements and upgrades.

a6

Dwellings with this quality rating are of basic quality and lower cost; some may not be suitable for year-round occupancy. Such dwellings
are often built with simple plans or without plans, often utilizing the lowest quality buitding materials. Such dwellings are often built or
expanded by persons who are professionally unskilied or possess only minimal construction skills. Efectrical, plumbing, and other mechanical
systems and equipment may be minimal or non-existent. Older dwellings may feature one or more substandard or non-conforming additions
to the original structure

Definitions of Not Updated, Updated, and Remodeled

Not Updated
Little or no updating or modernization. This description Includes, but is not limited te, new homas.

Residential properties of fifteen years of age or less often refiect an original condition with no updating, if no major
components have been replaced or updated. Those over fifteen years of age are also considered not updated if the
appliances, fixtures, and finishes are predominantly dated. An area that is ‘Not Updated’ may still be well maintained
and fully functional, and this rating does not necessarily imply deferred maintenance or physical/functional deterioration.

Updated

The area of the home has been modified to meet current market expectations. These modifications
are limited in terms of both scope and cost.

An updated area of the home should have an iniproved fook and feel, or functional utility. Changes that constitute
updates Include refurbishment and/or replacing components to meet existing market expectations, Updates do not
include significant alterations to the existing structure.

Remodeled

Significant finish and/or structural changes have been made that increase utility and appeal through
 complete repfacement and/or expansion.
Aremodeled area refiects fundamental changes that include multiple alterations. These alierations may include
some or all of the following: replacement of a major component (cabinet(s), bathtub, or bathroom tile), relocation
of plumbing/gas fixtures/appliances, significant structural alterations (relocating walls, and/or the addition of)
square footage). This would include a complete gutting and rebuild.

Explanation of Bathroom Count

Three-quarter baths are counted as a full bath in all cases. Quarter baths {baths that feature only a toitet) are not
