Section 4: Issues Being Appealed (check all that apply)

True Cash and Taxable Value

Section 5: Explain the Reason for this Appeal

I am appealing the assessed and taxable value of my property because the current valuation exceeds recent market evidence.

My property was purchased in 2022 for $451,000. However, more recent comparable sales in my immediate neighborhood indicate lower market values. For

example, a similar unit at 1257 Addison Circle sold in May 2025 for approximately $424,900.

Additional nearby properties within the same development (Addison/Edison Circle) have also sold in the low-to-mid $400,000 range in 2024–2025, indicating a

softening or stabilization of prices below the Township’s implied valuation.

Based on these recent comparable sales, I believe the true cash value of my property is more accurately reflected at approximately $420,000, rather than the higher

value implied by the current assessment.

Therefore, I respectfully request that the assessed value be adjusted to $210,000 (50% of market value) and the taxable value be reduced accordingly.
