Please Explain Your Answer to this Appeal:

Petitioner purchased the subject property 08/19/2025 for $674,900. This property has frontage on Mona Lake. A preliminary analysis of potentially comparable

sales indicates a range of value between $640,000 to over $1,000,000. Because the subject property is located on a bayou, the resulting value is most likely to be

on the lower end of this range. The 2026 estimate of true cash value on assessment records is $800,000 and appears reasonable. A more detailed valuation

disclosure will follow at a later time.
