STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING MARLON I. BROWN, DPA DIRECTOR 2 of 3 I am disputing the assessed True Cash Value of my property with the Michigan Tax Tribunal. I purchased this property through the open market on March 19, 2024, for $119,900. However, for the 2025 tax year, the property was assessed at a value of $172,000, which is significantly higher than the actual purchase price I paid. At the time of purchase, I was not aware of the uncapping process, how property taxes would be affected, or the appeal procedures available. Despite that, the current assessed value does not accurately reflect the property's market value or condition. Since purchasing the property, I have experienced multiple issues that negatively impact the property’s value and rental potential. The property has been vandalized several times, including incidents where it was egged, and I also had to go through an eviction process. In addition, reported crime in the neighborhood has increased, making it difficult to secure reliable tenants and maintain stable rental income. I am also attaching a few recently sold comparable properties nearby for reference. However, even those properties are superior to my home in overall condition and features. My property does not have a basement or crawl space and is built directly on a concrete slab. It also has the original older windows, no central air conditioning, and lower-grade vinyl flooring. These factors further reduce the market value of my property compared to other homes in the area. Due to these circumstances, the current assessed value places an unfair financial burden on me through excessive property taxes that are not supported by the actual market conditions, property condition, or my actual purchase price. I respectfully request a review and reduction of the property’s True Cash Value assessment. Jurisdictional Issues: Did you protest the assessment at a Board of Review?
