The 2026 Board of Review reduced the assessed and taxable value of the subject property to $165,000 (Petition No. MBOR-A24), but this remains above the

property's true cash value. A licensed appraisal completed January 28, 2026 opined a market value of $325,000. Since that appraisal, closed sales of comparable

units in the same immediate area confirm further softening of value below the appraised amount: 395 Glendale Ln sold 5/11/2026 for $310,000, and 340 Dale Ct

— a similarly sized 2-bedroom/3-bath, 1,414 square foot townhouse built in 2020 — sold 5/8/2026 for $299,000. Additionally, 591 Parkside Way #16 — a

comparable unit used in the January appraisal itself — has remained listed at $299,900 and pending sale for over 200 days as of this filing, further evidencing

softening demand in the subject's development. Petitioner requests the assessed and taxable value be reduced to reflect a true cash value of approximately

$300,000–$308,000, consistent with the attached evidence.
