FOUNDATION

All structures are dependent on the soil beneath them for support, but soils are not uniform. Some that appear to be firm

and solid can become unstable during seismic activity or may expand with the influx of water, moving structures with

relative easy and fracturing slabs and other hard surfaces. In accordance with our standards of practice, we identify

foundation types and look for any evidence of structural deficiencies. However, minor cracks or deteriorated surfaces are

common in many foundations and most do not represent a structural problem. If major cracks are present along with

bowing, we routinely recommend further evaluation be made by a qualified structural engineer. All exterior grades should

allow for surface and roof water to flow away from the foundation. All concrete floor slabs experience some degree of

cracking due to shrinkage in the curing process. In most instances floor coverings prevent recognition of cracks or

settlement in all but the most severe cases. Where carpeting and other floor coverings are installed, the materials and

condition of the flooring underneath cannot be determined. Areas hidden from view by finished walls or stored items

cannot be judged and are not a part of this inspection. We will certainly alert you to any suspicious cracks if they are

clearly visible. However, we are not specialists, and in the absence of any major defects, we may not recommend that

you consult with a foundation contractor, a structural engineer, or a geologist, but this should not deter you from seeking

the opinion of any such expert. We also routinely recommend that inquiry be made with the seller about knowledge of

any prior foundation or structural repairs.

Foundation:

3.1 Type of Foundation:

Raised Foundation with a crawlspace - Refers to a foundation wall with a footer below

without a finished floor.

3.2 Foundation Materials:

Concrete Masonry Unit (CMU) laid in horizontal, interlocking rows. CMUs are generally

8" x 16" and 8 inches wide. 10" wide block is typically used for commercial construction

and for residence foundations over 1 story tall. These are commonly referred to as

"cinder blocks" or "concrete blocks." Blocks with a greater concrete content were used in

construction until approximately the mid 1950's. After that, a higher slag content was

used to make the blocks more porous and lighter to handle.

CMU foundations are capable of incredible strength if assembled with re-bar (steel

rods) and concrete (grout). Most buildings are built with just the block and mortar to

minimize cost.

3.3 Visible Portions of Exterior

Foundation Walls:

The exposed portions of the perimeter foundation walls appear to be adequate. Due to

limited visibility, a portion of the foundation is blocked from view and is not covered by

this inspection.

3.4

Evidence

of

Recent

Movement:

No - There is no evidence of any recent movement.

Crawlspace:

3.5 Crawlspace Entrance:

The crawlspace entrance is adequately sized. <ASHI 16x24 Min Crawl space opening -

The minimum opening specified by ASHI for safe crawl space entering is 16" x 24". Any

opening smaller than this is unsafe to enter because rescue cannot be easily

accomplished in the event of an accident or injury.

3.6

Location

of

Crawlspace

Entrance:

There is an interior entry to the crawlspace.

3.7 Crawlspace Inspected By:

The crawlspace was inspected by entering and crawling through.

3.8 Crawlspace Ceiling Exposed

Percent:

Most of the ceiling is open allowing visibility of the ceiling/floor joists.

3.9 Percent Interior Foundation

Wall Exposed:

Spray foam insulation obscures the perimeter foundation walls and prevents direct

inspection.

3.10 Conditions Noted in Exterior

Walls, Interior View:

The exposed portions of the interior foundation perimeter walls appear to be adequate.

3.11 Evidence of Mold Noted:

Mold was found on crawl space debris that needs to be removed and disposed of.

Humidity in the crawl measured 68% during the inspection ( near the entrance). Based

on odor, paper and wood scraps in the cross space are being exposed to elevated

humidity levels that will grow mold and are believed to be doing so at this time.

3.12 Main Beam:

The main beam is an LVL (laminated veneer lumber) construction. The main beam

installed appears to be adequate and fully functional.

3.13 Visible Joists

Wood Joists were observed and inspected in the crawl space and these were estimated

to be 2" x 8" joists in size.

3.14 Joist/ truss defects

3.15 Crawlspace Ventilation:

Venting Requirement:

According to the International Residential Code (IRC) that the Michigan Residential Code

uses, a crawl space shall have one square foot of screened vent for every 150 square

feet of space. Homes with an elevated floor and an under-floor crawl space are required

to have ventilation openings of at least 1 square foot for every 150 square feet of floor

area, and a minimum of one ventilation opening within 3 feet of each corner. Crawlspace

venting can also be achieved by supplying a duct from your home's HVAC system that

goes into the under floor area. The size of vents must be 1 foot for every 500 square feet

or 1 foot for every 1,500 square feet when the house uses a Class 1 vapor barriers(a

6-mil thick sheet of polyethylene). I recommend that as an alternative to an open

ventilation system, that this zone be properly controlled with a quality dehumidifier such

as an AprilAire E70.

3.16 Crawlspace Floor:

Gravel.

3.17 Vapor Barrier Installed:

Yes - There is a vapor barrier installed. A vapor barrier is present but is damaged and

ineffective. This barrier needs to be replaced with a new barrier of 6 mil to 20 mil

visqueen plastic with seams taped with crawl space tape and all columns and

through-features skirted and taped to keep moisture in the soil and not in the crawl

space.

The vapor barrier needs to be sealed to the perimeter walls.

I strongly recommend the installation of a durable dehumidifier such as an AprilAire

E70 - E130 (depending on crawl size). The purpose of the dehumidifier is to scavenge

any moisture that gets past the barrier and threatens the health of the home.

Budget ~$500 for material to $4500 (material plus labor) if properly installed with skirts

around columns, pipes and seal all joints with crawl space tape. Also budget ~$1400 -

$1800 for dehumidifier installation plus $tbd for application of closed-cell spray foam to

the perimeter walls and rim joist areas. (this step typically varies between a low of $1600

for small jobs and $3500 for larger crawl spaces and is quoted based on size).

Page 30

3.18 Posts Condition:

Action Necessary - There is at least one post installed in the crawlspace that requires

some form of repair or replacement. Amateur columns were found to be present in the

crawl space and need to be replaced with legitimate support designs founded on 2' x 2' x

6" thick reinforced concrete pads. The new columns need to be secured to the new

base and to the house. Select posts do not appear to have structural footers and likely

need immediate repair. Have these posts reviewed buy a structural engineer (P.E.) or

qualified contractor for purposes of creating appropriate footers for the local budget

approximately $1,800 for this repair( approximately $900 each).
