STATE OF MICHIGAN GRETCHEN WHITMER GOVERNOR DEPARTMENT OF LICENSING AND REGULATORY AFFAIRS LANSING ORLENE HAWKS DIRECTOR Detroit Michigan 48219 Taxing Authority (City or Township) City of Detroit (Wayne) County Wayne Section 4: Issues Being Appealed (check all that apply) True Cash and Taxable Value, Uncapping of Taxable Value Section 5: Explain the Reason for this Appeal I am appealing the Assessed Value (AV) of my property at 18477 Warwick St, Detroit, MI 48219, as the current assessment does not accurately reflect its fair market value. I submitted my appeal for the Board of Review (BOR) and they lowered the Assessed Value to $38,800. I did not receive final decision letter from The Board of Review (BOR), however they communicated this to me during the meeting and this is reflected on the property BS&A record online. However, I believe my Assessed Value should be $25,000. Therefore, I am appealing to Michigan Tax Tribunal based on the factors noted below. Grounds for Appeal: 1. Recent Purchase Price Confirms Overassessment • I purchased this property on Dec 18, 2024, for $56,000, a transaction that has been duly recorded by the city. • The 2025 State Equalized Value (SEV) is now adjusted to $38,800, which implies a market value of $77,600 (since SEV represents 50% of market value). • This implied market value is significantly higher than the actual purchase price, indicating that the property is being over assessed. 2. Comparable Sales Support a Lower SEV & AV • Recent comparable sales in the area indicate that similar properties have sold for amounts much closer to my purchase price: o 18914 Annchester Rd, Detroit, MI 48219 – Sold on February 2025 for $50,000. o 18529 Trinity St, Detroit, MI 48219 – Sold on March 14, 2024 for $48,000. o 20845 Pickford St, Detroit, MI 48219 – Sold on Feb 22, 2024 for $48500. • These sales suggest that the true market value for similar properties is much closer to $50,000 rather than the $77,600 implied by the current SEV. 3. Requested Adjustment • Based on my purchase price, the comparable sales, and the condition of the property, the correct market value for this property should be closer to $50,000. • Since SEV represents 50% of the market value, the appropriate SEV should be approximately $25,000 rather than $49,400. • Because the Assessed Value (AV) matches the SEV, I respectfully request that my Assessed Value be adjusted to approximately $25,000 to accurately reflect the true property value. Thank you for your time and consideration of this appeal. Please let me know if any additional information is required. Sincerely, Shazia N.
